Property Description for 185 Prospect Park Southwest, 306-307

Sprawling combined units create this exceptionally large three-bedroom, two-bath home offering 1,895 square feet of bright, sun-filled living space on the third floor of a well-maintained post-war elevator co-op.

With a flexible and well-proportioned layout, this airy residence features multiple exposures, generous room sizes, and excellent separation of space. The open kitchen is equipped with stainless steel appliances, including a dishwasher, stone countertops and backsplash, a breakfast bar, ample storage, and a dedicated dining area. All three oversized bedrooms easily accommodate king-size beds with additional furnishings. Two large foyers offer additional flexibility and can easily function as a home office, play area, or formal entry. The cheerful, retro bathrooms are well maintained - one is windowed - and abundant closets and built-ins provide exceptional storage throughout.

The pet-friendly building offers a renovated laundry room with updated machines on the lobby level, bicycle storage, private storage cages, and waitlisted parking. A shared landscaped backyard provides a peaceful space for gardening or relaxing. The building is professionally managed and supported by an on-site superintendent and staff.

Located directly across from Prospect Park and moments from Vanderbilt Playground and Elk Cafe, this home is less than two minutes to the B68 bus and five minutes to the F/G trains at Fort Hamilton Parkway. Nearby neighborhood favorites include Windsor Farms Market, Walgreens, the Bartel-Pritchard Square Greenmarket, and Nitehawk Cinema, along with the shops and restaurants of Windsor Terrace and Park Slope.

A rare opportunity to own a truly expansive home in one of Brooklyn’s most beloved neighborhoods.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
