Property Description for 101 Warren Street, A-1D

A Private Cobble Hill Residence That Lives Like a Townhouse

Tucked along Warren Street in Cobble Hill, this sun-drenched, south-facing duplex offers something increasingly rare in Brooklyn living: space, privacy, and a sense of home.

With over 1,900 square feet and a private entrance, the experience begins before you even go inside-no elevators, no shared hallways-just the quiet gardens and the ease of coming and going on your terms.

Inside, the home unfolds with intention...

The main level is where life happens. Southern light pours into the expansive south-facing living room, setting the tone for slow starts, weekend lounging, or evenings hosting. Just beyond, a proper dining room creates space for gathering-whether it's a casual weeknight dinner or a full table of six with friends and custom millwork offering storage for dining essentials.

The kitchen is beautiful with tons of (renovated) cabinetry and counter top space, a double-width built-out pantry, and a separate laundry room that keeps everyday life running seamlessly behind the scenes.

A flexible room between living room and dinging room on this level adapts as life evolves-playroom, den, guest suite, or a private work-from-home space that can be opened up , or closed off, as needed. A full bathroom and oversized coat/storage closet add another layer of practicality on this floor.

Upstairs, the bedrooms and bathrooms... A stair landing acts as a central space-great as a second lounge or library space, a quiet office, or the best place you never had for your treadmill. The first bedroom is bright and peaceful, with custom built-ins, built-out closet, and easy access to a full bathroom.

And then, the 2 nd bedroom, the primary suite-generous in scale, filled with southern light, and designed as a true retreat. Custom millwork throughout adds warmth and character, while a large walk-in closet is complemented by two additional closets, including dedicated linen storage. The en-suite bath invites you to slow down, with a deep soaking tub, separate shower, and a beautifully updated custom wood vanity.

At The Arches of Cobble Hill, turnover is exceptionally rare-a reflection of how livable and loved these homes truly are. With a beautiful courtyard to start your day, and a beloved super that every neighbor will tell you about. Close to the best of Cobble Hill, Brooklyn Heights, and Carroll Gardens, zoned for PS 29, and a quick 10 minutes to Manhattan, make the location as magnificent as the home.

Legal count of 2.5 bedroom, set up as a 3-bedroom.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
