Property Description for 415 East 52nd Street, 3-CC

Apartment 3CC at Sutton House is a generously proportioned one-bedroom Sponsor Unit offering approximately 900 square feet, exceptional storage, and flexible living space in one of the building's most desirable one-bedroom layouts.

The foyer opens to an expansive living and dining area featuring 8'4" ceilings, north-facing exposures, and an east-facing living room window with a charming sliver of East River view. The oversized dining area is larger than most in the building and easily lends itself to a home office or nursery.

The king-size bedroom offers excellent proportions and abundant closet space. In total, the apartment features six closets, including an oversized walk-in closet measuring over 5ft x 5ft.

Offered as a Sponsor Unit, Apartment 3CC requires no board approval. The apartment does require renovation and is being presented as an excellent opportunity to create a spacious custom home while taking advantage of the apartment's highly functional layout and generous scale.

Located on one of Sutton Place's most desirable cul-de-sac blocks, Sutton House is a full-service cooperative built in 1956 and converted in 1981. The building offers a 24-hour doorman and concierge, live-in resident manager, fitness center, children's playroom, bike storage, private storage, on-site laundry, and an on-site garage offering preferred shareholder rates. Pets, pied-à-terre ownership, and up to 75% financing are permitted.
Residents enjoy close proximity to the East River Promenade, Sutton Place parks, Trader Joe's, Whole Foods, and many of Midtown East's best restaurants and neighborhood services

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
