Property Description for 44 East 12th Street, 8-B

A sun-drenched corner of Greenwich Village, fully updated and ready to move in: Apartment 8B at 44 East 12th Street offers 994 square feet of thoughtfully renovated two-bedroom, two-bathroom living with south-facing light, in-unit laundry, and access to a rooftop deck with open city views. The living room anchors the layout with oversized south-facing windows that draw daylight deep into the apartment throughout the day. Smooth white oak floors run throughout, and overhead lighting has been installed across the living areas, eliminating the flat, shadowy feel that older fixtures leave behind. The kitchen is finished with marble countertops, custom solid-wood white cabinetry, and stainless steel appliances. Both bedrooms are generously sized with ample closet space, benefiting from the same southern exposure that defines the apartment's light quality. The two full bathrooms are clean and well-appointed. An in-unit washer and dryer complete the layout — a convenience that remains far from guaranteed in Village inventory at this price point. 44 East 12th Street is a full-service condominium building with 24-hour doorman coverage and a live-in superintendent on-site. The crown of the building is a beautifully landscaped rooftop deck offering panoramic city views. Storage is available upon request. The address sits at the intersection of Greenwich Village and the Union Square corridor — one of the most walkable stretches in Manhattan. Union Square's Greenmarket, Whole Foods, and dozens of acclaimed restaurants and bars are within a few blocks. NYU, Washington Square Park, and the boutiques of SoHo are equally close. (4/5/6, N/Q/R/W, L at 14th Street-Union Square; F/M at 14th Street) ----- Please be aware that this is a condo building with a board review process that takes 3-4 weeks. This is not the same as a co-op, where you have a risk of being denied. Due to the review process it is crucial that you have flexibility on your move in date as your actual move in date may end up being later than the date on the lease. Renting in a condo brings additional one-time fees paid directly to the condo board / building management at submission of the package. The fees for this building are listed below: - Processing Fee (non-refundable): $450 - Consumer Report Fee (non-refundable): $100 (per adult occupant) - Move In Deposit (refundable): $1,000 - Move In Fee (non-refundable): $1,000

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
