Property Description for 168 Hancock Street, PH

168 Hancock Street offers five exceptional residences within one of Bed-Stuy's most compelling architectural masterpieces. Each home has exposure on three sides, creating captivating rooms adorned with oversized bays and monumental windows along its length, the result of Marshall J. Morrill's neo-Grec and Second Empire vision, realized in 1881.

Residence 5 is an exceptional duplex home spanning approximately 1,354 square feet: two bedrooms and two-and-a-half bathrooms across two thoughtfully designed levels. The lower level must be seen to be believed, boasting a 6-sided monumental bay forming the living room, a one-of-a-kind space topped with high ceilings and a sweep of monumental windows. The living room flows into a generous dining room and a custom kitchen that blends Scandinavian design with thoughtful touches like long counters, floor-to-ceiling cabinetry, and internal drawers, all in service of a home that feels both grand and effortlessly livable. A discreet powder room and in-unit washer and dryer complete the entry level.

Upstairs, the primary suite is exceptional: over 15 feet in length, anchored by a stunning octagonal bay room. Yes, another 6-sided bay. The primary easily accommodates a king bed with room to spare and features its own en-suite bathroom. The secondary bedroom is equally impressive at nearly 17 feet long, with a corner window, dedicated custom closet area, and its own en-suite bath, making it work perfectly as a generously sized bedroom with room for a home office or guest setup.

Set along tree-lined Hancock Street, surrounded by landmark brownstones on one of Bed-Stuy's most established blocks. Neighborhood restaurants, cafés, and boutiques are moments away, with convenient access to the A and C trains.

The complete terms are in an offering plan available from the Sponsor (File No: CD25-0143).

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
