Property Description for 1280 Putnam Ave

1280 Putnam Avenue is a beautifully renovated (2021) two-family townhouse located on a quiet, tree-lined street in trendy Bushwick. From the moment you walk into this sun-drenched home with soaring ceilings, you immediately feel the warmth, openness, and charm of the space.

The upper duplex features two bedrooms plus an office and 2.5 bathrooms. The parlor level feels especially impressive, with oversized windows bringing in abundant natural light throughout the day. Original details blend seamlessly with modern finishes and fixtures, creating a home that is both elegant and comfortable. Off the kitchen is a private terrace - perfect for relaxing, entertaining, or enjoying outdoor dining during the summer months. The backyard is thoughtfully divided into two sections. The rear portion has been raised and cemented for easy maintenance and is ideal for outdoor furniture, gatherings, or a lounge area.

Upstairs, you will find two bedrooms, an additional room, and two full bathrooms. The primary bedroom is filled with sunlight and features an en-suite bathroom with a stand-up shower. The second bedroom comfortably fits a queen-size bed and full bedroom set. The additional room features a skylight that brings in beautiful natural light throughout the day, making it perfect for a home office, nursery, or creative space.

The lower unit offers two bedrooms, one full bathroom, a spacious kitchen, and a large island - a rare feature for a rental unit. The apartment also includes access to the basement, providing excellent storage and additional functionality. This unit presents a great opportunity to generate strong rental income.

While the block itself is peaceful and residential, the neighborhood is surrounded by popular dining spots, cafes, and bars including Alex's Luncheonette, Fazio's, They Say, Double, and Bar Cornelia. Bushwick continues to grow as one of Brooklyn's most sought-after neighborhoods, making this an exceptional opportunity for both end users and investors alike.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
