Enjoy a spacious living room with lush and sunny south-facing terrace views every day, offering a respite from the sounds of the city just when you need it most. Situated three flights up, you can enjoy a private garden in the sky, in addition to the benefits of living in a boutique full-service building with two elevators, a fitness center, playroom, lounge, roofdeck, bike room, 24 hr. doorman, and full-time super. Additional luxuries include a multi-zoned heating and cooling system, over 10' ceilings, 8' heavy duty sound-attenuated and insulated windows, 8' doors, and 7" hand-selected white oak hardwood flooring.

Designed by award-winning architect Beyer Blinder Belle in 2018 with a nod to clean yet handcrafted Mid-Century design inside and out, this is that rare opportunity to rent in a high quality condo building. A stunning Scandinavian Pederson brick facade, and rich but understated common spaces welcome you home every day. The interiors of the apartment were masterfully crafted from high quality materials and also include an in-unit full-sized gas vented washer and dryer, in addition to a fully vented Miele range. Don't miss the loft-like 10' ceilings and oversized windows and doors for maximum light and views. A stunning open kitchen features handsome walnut cabinets and pulls, loads of storage drawers and pantry space, a large eating and prep island topped with honed Calacatta marble, a garbage disposal, and a Miele appliance package. Contiguous to your chef's kitchen is the oversized terrace, perfectly placed for easy entertaining both indoors, and out.

Head to a separate wing on the north side of the apartment where you will enjoy two spacious bedrooms nicely separated from the common spaces for maximum privacy and quiet. The secondary bedroom easily accommodates a queen-sized bed. The primary suite fits a king-sized better and includes gracious closets as well. Both bedrooms enjoy treetop and skyline views, and the oversized soundproof Wasau windows throughout the home ensure maximum peace and quiet. Shades have already been installed and will remain in the apartment for the tenant.

Both of the bathrooms are the perfect combination of sophisticated minimalism and superior craftsmanship. Luxuriate in the joys of a double sink walnut vanity and an oversized walk-in shower with Calacatta marble walls and radiant-heated floors and a HansGrohe rainhead shower. The secondary bathroom is the classic combination of Seta-Nera stone hex tiles, a deep Zuma tub, and an equally well-crafted walnut vanity and HansGrohe fixtures.

Boerum Hill is the perfect small town in a big city. At your doorstep you will find every single subway line, artisanal restaurants and shops, and world-class cultural institutions. Come home to leafy green historic blocks but enjoy the luxuries only found in a brand-new building. The best of all worlds awaits.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
