Property Description for 7709 Colonial Road

Welcome to 7709 Colonial Road, a semi-detached, renovated 3 bed/ 2 bath townhouse with parking and beautiful outdoor space in prime Bay Ridge. Located on a lovely tree-lined block, this sun-filled home offers three full levels of living space and is in impeccable move-in condition.

The entryway of the home opens directly into a bright and inviting sunroom, currently used as a home office, and framed by south- and west-facing bay windows that fill the space with natural light throughout the day. Charming archways create a graceful flow between the sunroom, spacious living room, and formal dining room, adding warmth, character, and an airy sense of openness to the parlor level.

In the living room, a stunning custom full-wall bookshelf serves as the focal point, offering extensive storage and integrated media space. The formal dining room continues the thoughtful design with beautiful built-ins and ample room to host your next dinner party.

At the rear of the home, the renovated kitchen showcases stainless steel appliances, quartz countertops, custom cherry cabinetry and pantry, and a seating area overlooking the tranquil backyard. Glass Andersen doors open directly onto an oversized Trex deck with multiple seating areas, creating the perfect setting for outdoor entertaining, relaxing, or dining al fresco.

Upstairs, the bright and airy second level features three generously sized bedrooms, including a primary bedroom with custom closets that span the width of the home. A pull-down staircase provides access to the expansive attic, currently used for storage but easily convertible to additional living space. A renovated full bath with a tub complete this level.

The finished basement offers a versatile recreation/media room, home office, and gym, offering abundant storage, along with a full bath, updated mechanicals, a laundry room, and pantry.

Additional highlights include original parquet floors with inlays, high ceilings, original bannisters, split-unit system on the parlor level and central air conditioning on the upper level, recessed lighting, new kitchen appliances, updated electric and plumbing, new roof, California closets, an alarm system, and a garage.

Ideally located just two blocks from local shops, restaurants, waterfront parks, and the scenic Shore Road Promenade, with easy access to the subway, express bus, and NYC Ferry to Downtown Brooklyn and Manhattan, 7709 Colonial Road is the perfect Bay Ridge home. Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
