Property Description for 20 West Street, 40-F

SUNLIT 40th-FL SANCTUARY at THE DOWNTOWN CLUB

High above the city on the 40th floor of the prestigious Downtown Club, this studio residence offers a rare blend of skyline splendor, efficient design, and effortless downtown living. You'll be greeted by a huge window offering eastern and southern exposures, where sunlight streams in and dances across the home like liquid gold. Here, the city does not merely surround you--it performs for you.

The residence unfolds with an inviting sense of openness. The foyer creates a graceful introduction before revealing a remarkably spacious 22-foot-long sleeping, living, dining, and kitchen area, where every square foot has been carefully considered to maximize comfort and functionality. The result is a home that feels larger than its footprint-a reminder that good design is not about size, but about possibility. The sleek, contemporary kitchen forms the heart of the residence. Clad in polished granite countertops and equipped with GE stainless steel appliances, including a dishwasher, microwave, refrigerator, and stove, it is both elegant and efficient. Here, morning coffee brews as sunlight rises over Lower Manhattan; evening dinners unfold against a backdrop of twinkling city lights. Stainless steel gleams, granite glistens, and every meal becomes an occasion.

The open living area offers remarkable flexibility for lounging, dining, working, and entertaining. Whether hosting friends before a night downtown or enjoying a quiet evening above the city's rhythmic hum and hush, the space adapts beautifully to your lifestyle. Large windows frame an ever-changing urban masterpiece, transforming the skyline into living art. Beyond the main living area, two generous closets provide practical storage rarely found in studio living, allowing the residence to remain as uncluttered as it is sophisticated. The Italian marble bathroom serves as a private retreat-a serene sanctuary where mornings begin with energy and evenings end with calm. Soft stone surfaces, elegant finishes, and timeless design create a spa-like atmosphere that invites restoration after the city's daily symphony.

Life at The Downtown Club extends far beyond your front door. Originally home to the legendary Downtown Athletic Club and the birthplace of the iconic Heisman Trophy, 20 West Street seamlessly blends New York history with contemporary luxury. This celebrated condominium offers one of the most impressive amenity collections in Lower Manhattan, anchored by a remarkable 12,000-square-foot fitness and lifestyle center. Here, wellness becomes a way of life. Work out in a state-of-the-art gym featuring free weights, machines, treadmills, bikes, and ellipticals. Stretch and strengthen in the yoga and Pilates studio. Then unwind in the sauna, steam room, or with massage services. For leisure and entertainment, residents enjoy a media lounge, private screening room, billiards room, business lounge, landscaped terrace, and a spectacular rooftop deck where breathtaking 360-degree views stretch across Manhattan, Brooklyn, New Jersey, and the harbor. Ascend to the roof, and the city reveals its full grandeur. The Empire State Building stands proudly to the north, One World Trade Center rises majestically nearby, and New York Harbor sparkles in the distance. By day, the views inspire. By night, the skyline ignites in a dazzling symphony of color and light--a nightly encore that never loses its magic. The building's white-glove service includes a full-time concierge, 24-hour doorman, valet services, housekeeping coordination, dry cleaning assistance, bicycle storage, central laundry, and a live-in atmosphere of hospitality that rivals Manhattan's finest luxury hotels. Whether as a primary residence, pied-à-terre, or investment property, this investor-friendly condominium offers exceptional flexibility and enduring appeal.

Perfectly positioned between the Financial District and Battery Park City, the location offers unparalleled convenience. Wall Street, Goldman Sachs, the New York Stock Exchange, One World Trade Center, Brookfield Place, South Street Seaport, and the Battery Park waterfront are all moments away. World-class shopping, celebrated steakhouses, acclaimed restaurants, Whole Foods Market, and luxury retailers such as Tiffany and Hermès create a neighborhood that is as vibrant as it is convenient. Commuting is effortless with immediate access to the 1, 4, 5, R, W, A, C, E, J, and Z trains, along with ferry service and extensive transportation options connecting you to every corner of the city.

Forty floors above the ordinary, where sunlight pours through the sky, skyline views stretch to the horizon, and world-class amenities transform every day into an experience-this is Downtown Club living at its most captivating. Claim your place among the clouds and let Manhattan become your masterpiece.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
