Property Description for 25 West 28th Street, PH-42B

Buy at the Ritz-Carlton NoMad for one of the most compelling ownership structures in New York City: enjoy a luxury pied-à-terre with up to 120 days of personal use annually, while placing the residence into the Ritz-Carlton's professionally managed hotel rental program for the remainder of the year and participating in a revenue share of the profits. Ownership use is limited to 29 consecutive days and 120 total days per year. Notably, this apartment is exempt from New York City's recently enacted pied-à-terre tax, offering owners a unique opportunity to maintain a Manhattan foothold without exposure to the additional carrying costs impacting many luxury second-home owners. The building has also legally structured its ownership model to comply with local short-term rental regulations while benefiting from the Ritz-Carlton's global marketing platform, helping achieve some of the highest nightly rental rates in the city. Perched nearly 500 feet above NoMad and positioned atop a five-star hotel, PH42B is one of just sixteen residences designed by world-renowned architect Rafael Viñoly. Commanding some of the most extraordinary downtown views in Manhattan, the residence enjoys all-day natural light, impeccable finishes, legendary service, and access to an unrivaled suite of amenities. Inside, a Poliform kitchen is appointed with honed quartzite countertops and backsplash, bronzed cabinetry with integrated LED lighting, and a full suite of Miele appliances. Ten-foot ceilings, wide-plank white oak flooring, and custom millwork create a refined and contemporary aesthetic throughout. The primary bath is clad in Bardiglio Nuvolato marble and features a terrazzo sink, acid-etched glass shower and water closet enclosures, and a Duravit soaking tub. The residence is offered fully furnished and comes complete with the furnishings, accessories, and services synonymous with the Ritz-Carlton brand. Michelin-starred chef José Andrés, twice named among Time's 100 Most Influential People, oversees the property's culinary program and operates two acclaimed dining destinations within the hotel: Zaytinya and The Bazaar. Residents enjoy access to a dedicated wellness floor, including the renowned Ritz-Carlton Spa, the Ritz-Carlton Club Lounge, private event and business facilities, one of downtown Manhattan's highest cocktail bars with sweeping 360-degree views, an approximately 3,000-square-foot event terrace, and a comprehensive menu of personalized à la carte services.

NoMad | Manhattan

Quick Profile

NoMad, North of Madison Square Park, is a rectangular swath of land that is bordered by East 25th Street to the south, East 29th Street to the north, Sixth Avenue to the west, and depending who you ask, Madison or Lexington Avenue to the East. It’s had its acronymed name for over two decades but not every New Yorker calls the neighborhood NoMad.

Historic architecture, trendy hotels and restaurants and high-priced apartments - NoMad wasn’t always the coveted neighborhood that it is today. It’s gone through many transformations over the years. Including a red light district known as the Tenderloin in the 1880’s. It was a popular shopping destination and a place where high society held court in the mid 19th century. It was part of New York City’s Silicon Alley in the 1990’s.

As of lately, world class chefs and restaurants have moved into NoMad. It’s tied with Midtown Manhattan for having the most Michelin stars (six stars to date). Besides NoMad’s architecture, nightlife, and restaurants, we can’t forget the added perk of being close to other great neighborhoods and cultural institutions. NoMad’s central location makes it easier to get just about anywhere in the city. You can walk to Chelsea, West Village, Union Square or Grand Central Station in no time at all. The N, R, 1, 6, B, Q, F, and M are very close or just a few blocks away. Penn Station is also within walking distance.
