SIGNIFICANT PRICE REDUCTION + LOCAL LAW 11 ASSESSMENT PAID IN FULL This is a rare opportunity to own an exceptional condominium residence with immediate built-in value. The seller has already paid the current Local Law 11 assessment—a major capital expense facing many New York City building owners—saving the next owner thousands of dollars while providing valuable peace of mind. Combined with a substantial price reduction, this home represents one of the most compelling condominium values currently available in Manhattan. Bathed in natural sunlight from both northeastern and southern exposures, this spacious and impeccably maintained 2-bedroom, 2 bathroom residence offers the perfect blend of modern comfort, functionality, and lifestyle. The thoughtfully designed floor plan features gleaming red oak hardwood floors, generous living and dining areas, and a custom built-in entertainment center that creates an inviting space for both everyday living and entertaining. Large windows throughout fill the home with sunlight from morning through evening, creating a warm and uplifting atmosphere year-round. The open-concept kitchen is designed for both style and practicality, featuring granite countertops, stainless steel appliances, a full-size dishwasher, and abundant cabinetry. Both bathrooms are beautifully appointed with deep soaking tubs, Toto fixtures, and timeless finishes that create a spa-like retreat. The oversized primary suite offers a private ensuite bath and custom built-in shoe storage, while the second bedroom provides excellent flexibility as a guest room, home office, nursery, or additional living space. A full-size in-unit washer and dryer adds a level of convenience rarely found at this price point. Located within the highly desirable Edgecombe Parc Condominium, residents enjoy a full-service lifestyle with a doorman, fitness center, landscaped courtyard, bike storage, and a spectacular rooftop terrace showcasing sweeping views of the Highbridge Water Tower, George Washington Bridge, Hudson River, and Manhattan skyline. Positioned directly adjacent to Highbridge Park and moments from Columbia University Medical Center, the neighborhood offers an outstanding mix of green space, dining, and convenience. Local favorites include Native Noodles, Fort Washington Public House, Mike's Bagels, and numerous cafés and shops. Commuting is effortless with the A, C, and 1 trains just moments away, providing express access to Midtown and Downtown Manhattan. Full-service amenities, in-unit laundry, condominium ownership, and a newly reduced price, this residence delivers an extraordinary combination of value, convenience, and long-term financial advantage that is increasingly difficult to find in today's Manhattan market. This is more than a home—it's an opportunity.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
