Property Description for 478 State Street

Artful aesthetics meet ultimate functionality in this top-to-bottom, truly turnkey renovation of a classic Boerum Hill brick two family. Only the third owners in the home's one hundred and twenty five year lineage, the sellers fully reimagined 478 State Street, with an eclecticism that playfully mix-and-matches historical details and modern style. * Parlor Level * A beautifully restored entry leads into a parlor level whose immediate impression is a showstopper of windowed wall giving south onto the garden. Within, venetian plaster, playful detailing, an elegant dedicated dining area and sleek, colorful kitchen with high-end appliances and plentiful storage are all bathed in the southern light. A chic powder room checks the last box of needs and wants. * Primary Suite + Study * Two bedrooms on the second floor are currently framed as primary bedroom — aerie treetop views, en suite bath with walk-in shower, walk-in closet, and laundry — and study or family room, where early 20th century arches, original shutters, and gently shaded views are complemented by pops of color and a fully-wired TV system. * Top-Floor Studio + Secondary Bedroom * The top floor features a skylight-lit studio with built in desks, shelving, moveable ladder and island — ideal for work-from-home creativity. Dormer windows give onto a beautiful purple-reddening maple tree. A lounge/wet bar with full bath, all sky-lit, connects across to the king-size secondary bedroom, where south-western sunshine floods in. * Terrace + Garden * Fully irrigated, lushly planted, and anchored by a mature cherry kanzan tree that blooms spectacularly in early spring and leafs out for enduring loveliness through summer and fall. Fenced at the maximum allowable height for maximum privacy, fully lit, and featuring an expansive terrace and steel stair designed for durability and ease of upkeep as well as beauty. * Garden Apartment * Renovated one bedroom with dishwasher, exposed brick, plentiful storage, and optional patio access. Easily rentable, ideally designed to provide both privacy and accessibility to an au pair or in-law suite. * Basement * Semi-finished, with nearly 8’ ceilings, resistant sealed-floor coating (ideal for gym or storage), and full-size washer and dryer to serve the garden rental. * Technical + Restoration Details* The home is wired for every conceivable need, with networked sound, smart lighting controls, electric shades, and central air. Whole house steam humidifier; radiant heat controlled by Ecobee. White oak floors with natural stain throughout. Reverse osmosis water filter system feeds to drinking spouts as well as fridge lines throughout the home. All mechanicals new as of 2018. Roof replaced in 2018 and resurfaced in 2024. Facade and stoop restored (including recreation of the period-specific stoop rail) in 2018-2019 with touch-ups in 2022. ADT security system in place. Verizon FiOS available. All fixtures convey.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
