Property Description for 201 East 25th Street, 4-H

Welcome to Apartment 4H at Gramercy25 - an immaculately designed, mint condition two bedroom, two bath east/west floor through home with oversized rooms, abundant storage, and the flexibility to seamlessly convert into a three-bedroom layout.

Step into the elegant entry foyer, where two oversized closets - including one thoughtfully outfitted as a home office - provide both convenience and smart functionality.
The west facing open living/dining room is expansive and beautifully appointed with custom lighting and design treatments. Perfect for entertaining or unwinding, this space offers exceptional natural light and striking Empire State Building views.

Flowing from the dining area, the large modern kitchen features custom cabinetry, granite countertops, and a full suite of Samsung stainless steel appliances: a four burner oven with custom grill feature, refrigerator with icemaker and water dispenser, and convection microwave. A Bosch dishwasher completes the package. Additional thoughtful touches - undercabinet lighting, wine cupboard, spice rack, and corner pullout caddy - make this kitchen as practical as it is stylish.

Down the hall, the private wing begins with a linen/storage closet. The fully tiled guest bath includes a bathtub, doublewide medicine chest, and refined contemporary finishes.

The king-sized ensuite primary bedroom offers east exposure, custom lighting, and a spacious walk-in closet with custom cabinetry. Its fully tiled bathroom features a walk-in shower, doublewide medicine chest, and elegant finishes.

The second bedroom is equally well-appointed with a custom closet system, and both bedrooms are pin drop quiet - a rare luxury in Manhattan.

Additional apartment highlights include noise cancelling windows, custom doors with chrome hardware, a built-in Sonos home entertainment system, a Nest system managing the living room HVAC, and a laundry room conveniently located right outside the unit on the 4th floor.

Freshly painted and truly ready to move in, Apartment 4H is a turnkey opportunity you must experience for yourself. Please note, there is an assessment of $514/month through December 31, 2027, for capital projects.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
