Property Description for 121 East 23rd Street, 7-D

Fully reimagined with a meticulous, design-forward renovation, Residence 7D at 121 East 23rd Street offers new development caliber finishes within a full-service condominium. Bathed in southern light, this two-bedroom, two-bathroom home has been thoughtfully upgraded throughout, combining refined materials, custom craftsmanship, and modern functionality. The level of finish and attention to detail is often reserved for higher-priced properties. A gracious entry foyer with coat closet leads into an expansive living and dining area, where newly added soffits and recessed lighting create a warm, elevated atmosphere. The open layout flows seamlessly, anchored by a striking custom solid walnut breakfast bar that connects the kitchen to the living space. The fully renovated kitchen is both sophisticated and highly functional, featuring Porcelanosa Krion countertops and backsplash—a durable, non-porous surface known for its stain resistance and clean, modern finish. A complete suite of Miele appliances includes a built-in refrigerator, range, hood, and dishwasher, complemented by a Marvel wine refrigerator and Sharp drawer microwave. Custom cabinetry provides exceptional storage, including a built-in pantry, pull-out corner systems, and dedicated utensil storage. The primary suite offers a quiet retreat with a custom-built walk-in closet and direct access to a private balcony. The en suite bathroom is finished with Porcelanosa vanities and Krion sinks, Kohler matte black fixtures, a rain shower, Robern medicine cabinets, and marble tilework. The spacious secondary bedroom also features a custom closet system and is served by a second full bath with equally refined finishes. Additional upgrades include new HVAC units with integrated UVC sterilization, updated electrical throughout, hardwood flooring, Bosch washer and dryer, matte black Emtek hardware, and a full apartment repaint. Crossing 23rd is a full-service condominium with interiors designed by Andres Escobar, offering a 24-hour doorman and concierge, fitness center, resident lounge, landscaped garden, and central laundry room. Located just off Park Avenue South, the building is moments from the 6, N, R, F, and M subway lines, with Madison Square Park and some of downtown’s best dining, shopping, and cultural destinations nearby.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
