Property Description for 12 Lawton Street, 1-A

Welcome to 12 Lawton Street, a seven-unit condominium in the heart of Bushwick. Residents will enjoy the open kitchen and living spaces, white oak hardwood floors, custom cabinetry, soapstone countertops, and spa-inspired bathroom. A common roof deck offers views of the neighborhood, and additional space to entertain outdoors.

Residence 1 is an exceptional 2,096-square-foot, two-bedroom, one-and-a-half-bath duplex with private garden, offering significant scale, design, and comfort in a vibrant area of Bushwick.

The main level features wide-plank white oak flooring throughout, creating a seamless transition from the living, kitchen, and dining areas, to two well proportioned bedrooms.

The sleek U-shaped kitchen is designed with chef in mind, including a Liebherr refrigerator, Bertazzoni range and dishwasher, and open shelving for storage and display. Custom dark wood cabinetry brings warmth to the residence, and an in-unit LG washer/dryer is located on this level for ease and accessibility.

Both bedrooms easily accommodate king or queen-sized furniture, with the primary boasting a generous walk-in closet and a sliding glass door with access to the home's backyard. With southeastern exposures, both bedrooms receive exceptional natural light throughout the day.

The lower level offers a true second living area, ideal as a media room, office, gym, or playroom, complete with a half bath and additional storage.

One of the most outstanding features of the residence is the 529-square-foot private backyard that truly extends the indoor/outdoor living experience for three seasons of the year.

Set on a quiet Bushwick block near the J and M subway lines, the home is surrounded by the neighborhood's diverse social amenities, including countless dining, retail, and nightlife options. With multiple trains nearby, enjoy convenient access throughout Brooklyn and into Manhattan.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
