Property Description for 77 Fulton Street, 23-G

READ: There is a deal sheet out as of Tuesday, August 4t at 12:58pm. If you apply, I will hold your name as secondary if the contract is not signed, but I will not reply (sorry).

READ: Photos two (2) through seven (7) (six pictures) are virtually staged to spark your design vision. The remaining pictures are of the actual empty apartment.

This twenty-third floor studio coop apartment is located in the sought-after community of the Financial District/Seaport along the highly desirable Fulton and Water Streets corridor. The apartment has southern exposure providing amazing natural sunlight with open views.

A dramatic foyer welcomes you with fresh paint and frames immediate views of sunlight streaming through southern walls of windows. Beyond the functional foyer which is outfitted with a large closet, the layout unfolds into a versatile living room space and a perfect area for a dedicated home office (as shown in the virtually staged photo). You can transition into the eat-in kitchen, or proceed the opposite way which leads you into the windowed sleeping area (as shown in the virtually staged photo).

The kitchen awaits your creative renovation. This eat-in canvas invites a custom redesign to match your lifestyle. The kitchen is fully lit by the double oversized windows facing south. You can enjoy your coffee at sunrise or your dinner during sunset. Just below the window is a custom-built bench which is perfectly situated for your new rectangle dinner table as you gaze upon your potential new chef’s kitchen.

The expansive living room area anchors both quiet relaxation and lively entertaining, while classic hardwood floors lend warmth and continuity throughout. Four oversized windows invite southern sunlight to flood the room. Dusk ignites the shimmering skyline into a glowing tapestry of city lights, framing a dramatic backdrop for evening gatherings.

An adjacent media wall offers deep real estate for an independent workstation. This distinct zone isolates your professional life, empowering you to power down, walk away, and reclaim the home's versatile living spaces.

The sleeping area has a minimalist feel with stunning views of the city skyline. The skyline can be enjoyed first thing in the morning as you contemplate your new day, or at night using the city lights to read your favorite book. As shown in the virtual staged photo this space can be designed with a Murphy bed and library.

Just outside the bathroom there are two oversized clothing closets at opposite ends, and a dedicated dressing area. This dressing area will give you the space to dress for your summer excursions or those formal galas as you gaze upon yourself in the full-length mirror which you will install.

The traditional white bathroom can easily be updated with a modern vanity and toilet.

Residents receive a robust premium amenity package including an expansive outdoor recreational area featuring: basketball courts, pickleball courts, ping pong tables, and a running track, which provide a unique opportunity to enjoy an active lifestyle without leaving the community. Further, there is an in-building windowed laundry room on the 2nd floor, direct access to the building's parking garage which is available to shareholders at preferential rates, and all hallways throughout the complex have undergone a complete renovation.

The Financial District/Seaport reigns as a premier Lower Manhattan enclave, celebrated for its waterfront promenades, historic charm, and rapid transit. This vibrant epicenter anchors downtown's most iconic destinations: the South Street Seaport, the Pier 11 Ferry Terminal, Brookfield Place, and the Oculus retail hall. Residents enjoy immediate access to Whole Foods alongside acclaimed eateries and endless boutiques. Just steps away, the Fulton Center hub unlocks seamless connections to nine subway lines and the PATH trains.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
