Property Description for 301 Park Ave, 2301

FULLY FURNISHED

Designed by an acclaimed Architectural Digest AD100 firm, Residence 2301 is an impeccably tailored, fully furnished one-bedroom, one-and-a-half-bath home featuring bespoke interiors, abundant natural light, and open south-facing city views. A thoughtful layout and sophisticated palette honor the Waldorf's storied Art Deco heritage, while every aspect of daily living is elevated by unparalleled five-star hotel services and world-class residential amenities.

A gracious entry foyer sets an elegant tone with crisp black-and-white marble floors and custom architectural detailing, including a private concierge closet for secure deliveries and a refined powder room. The expansive living room is framed by two oversized south-facing windows that flood the space with daylight and showcase sweeping skyline vistas. High ceilings, herringbone white oak floors, and tailored designer furnishings create a warm, sophisticated setting for both living and dining.

Open to the living area, the separate kitchen is beautifully appointed with custom Molteni&C lacquer cabinetry, polished Quartzite countertops and backsplash, and a suite of fully integrated Gaggenau appliances. Two large windows bring in natural light and city views, while thoughtful storage and seamless detailing make the space both functional and visually striking.

The expansive primary bedroom enjoys sweeping southern skyline views, including the iconic Chrysler Building, and features serene, custom-designed furnishings. Two generous closets lead into the stunning en-suite primary bathroom, clad in honed Bianco Carrara marble with a custom vanity, polished nickel fittings, radiant heated floors, and a deep soaking tub with shower.

Perched atop the newly restored Waldorf Astoria hotel, residents enjoy unmatched service and more than 50,000 square feet of private amenities, including a private porte cochère with valet, 24-hour concierge and doorman, and an extraordinary collection of lifestyle offerings. Highlights include the 25-meter Starlight Pool, a state-of-the-art fitness center, men's and women's wellness lounges with saunas and steam rooms, and an array of lounges and event spaces-such as the Empire Club, Winter Garden, Starlight Lounge, Park Avenue Lounge, and Grand Salon. Additional amenities include co-working suites, a theater, game rooms, a children's playroom, and multiple private dining rooms.

Residents also enjoy exclusive hotel privileges, including housekeeping services, in-residence dining, preferred access to the spa and restaurants, and signing privileges. All of this is set within one of Midtown Manhattan's most coveted locations, moments from world-class dining, cultural institutions, and luxury shopping.

Midtown East | Manhattan

Quick Profile

Midtown West and Midtown East have a lot in common. They’re bustling, iconic, and full of people. But just like siblings, their personalities can be vastly different. Midtown East is a bit more sophisticated and doesn’t quite have the vivacity and unruliness that its westerly counterpart exudes.

Midtown East is bordered by 42nd to the south, 59th Street to the north, 5th Avenue to the west, and 3rd Avenue to the east.

The neighborhood is famous for its high-end stores, tourist attractions, posh hotels (budget ones too), and iconic architecture. Midtown East is also one of the largest financial and business hubs in Manhattan. During normal business hours the sidewalks are full of commuters and people moving from point A to point B. In the early evening, when the masses have left for the day, things suddenly get a little quieter and the sidewalks have a lot less foot traffic.

Although largely a commercial neighborhood, residential areas of Midtown East do exist on the eastern section of the neighborhood.

Grand Central Station is located in Midtown East and like Midtown West, it’s an extremely commutable neighborhood. The 4, 5, 6, 7 and S trains whisk people in and out of the neighborhood 24 hours a day. Grand Central Station also serves as a hub for New York State and Connecticut commuter rails. These trains can take you anywhere along the Hudson River or up into Connecticut. It’s perfect for day tripping.
