Garden & Park Views in the Heart of Hudson Heights

Welcome to 269 Bennett Avenue #6C, a spacious 2-bedroom, 1-bathroom co-op offering a thoughtful layout, abundant windows, generous storage, and a wonderful Hudson Heights location. From the moment you enter, the apartment feels comfortably separated from the outside world. A welcoming foyer with a dedicated coat closet creates a natural entry point and a sense of privacy before opening into the home's living spaces.

The west-facing living room is the heart of the home, overlooking the building's landscaped garden with lovely views toward the outskirts of Fort Tryon Park. Just off the living room, a separate dining alcove provides a dedicated space for meals and entertaining. The windowed galley style kitchen is conveniently positioned also facing west and features granite countertops, abundant cabinets, a dishwasher and over-the-range microwave, making the space both functional and easy to enjoy.

The apartment's east and west exposures bring an especially appealing quality to the home. With windows in every room the apartment enjoys natural light throughout the day and offers the potential for excellent cross-ventilation. The two bedrooms face east and are thoughtfully positioned away from the living room, with the bathroom separating them and creating a comfortable degree of privacy. Each bedroom has its own closet, complemented by a linen closet just outside the bathroom and the coat closet in the entry foyer. Hardwood floors run throughout the living spaces, with tile flooring in the kitchen and bathroom.

Beyond the apartment itself, the building offers the services and amenities that make daily life easier. The building is pet-friendly and has an attached public covered parking garage.

Access to the building is equally appealing having two entrances allowing for easy access to both Bennett Avenue and Broadway. The Bennett Avenue entrance is directly across from the A express train at 190th Street, while the Broadway entrance provides access to the 1 train at 191st Street, along with the M100 and Bx7 bus lines. Fort Tryon Park is approximately ½ block away, offering green space, walking paths, recreation, and some of Manhattan's most beautiful views. The George Washington Bridge and major highways are also nearby, making travel in and out of the city straightforward.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
