Property Description for 74 West 126th Street, 3-A

Top Floor 2BR, Brand New Harlem Building | Gym + Lounge | $3,950BODY:Top floor, brand new building, ceilings you'll actually notice when you walk in. 74 West 126th Street, Harlem. Here's the honest pitch: this is new construction, so nothing in it has a history. No previous tenant's questionable paint choice, no radiator that only works if you hit it. Everything is original and everything works.Top floor means two things — real ceiling height, and light that shows up in the morning and sticks around. Also nobody above you, which people underrate until they've lived under someone who owns free weights. Both bedrooms are genuinely usable, too. Not one real bedroom and one room where a bed technically fits.THE APARTMENT2 bedrooms, 1 bathroomTop floorVery high ceilingsExcellent natural lightBrand new, high-end finishes throughoutOversized windowsNever been lived inTHE BUILDINGBrand new constructionGymResident loungeMultiple units availableTHE TERMS$3,950/monthAvailable nowTHE NEIGHBORHOODOne block off 125th Street, which means food, coffee, groceries, and errands are all a short walk, and the 125th Street trains get you almost anywhere in Manhattan without much thought. The thing worth mentioning: ceiling height and light are the only two features you can never add later. Everything else in an apartment can be fixed, painted, or replaced. Not those. That's really what you're getting on the top floor. If this one isn't quite it, there are other layouts open in the building — tell me what you're after and I'll send what's available.Reply to set up a viewing. I'm showing this week, evenings included.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
