Property Description for 130 William Street, 10-B

Residence 10B at 130 William is a thoughtfully designed one-bedroom residence that balances warmth, material richness, and architectural distinction within one of downtown Manhattan's most recognizable new towers. Designed by acclaimed architect Sir David Adjaye, the building is defined by its sculptural silhouette and signature bronze-framed arched windows--an aesthetic that feels both monumental and inviting.

Spanning 748 square feet, residence 10B offers an organic layout with high ceilings and oversized arched windows that flood the home with natural light throughout the day. Wide-plank white oak flooring and carefully integrated Italian Bianco Carrara marble introduce a refined material palette that feels modern, yet timeless. The open kitchen flows seamlessly into the living space, creating an environment equally suited entertain guests or enjoy a quiet evening at home. Custom Pedini Italian textured blackened oak cabinetry is paired with bold marble countertops and a fully integrated appliance suite by Gaggenau, Bosch, and Thermador, blending design with everyday functionality.

The bathroom was designed with a distinctly spa-like sensibility, which will keep you comfortable with radiant heated floors, an expansive glass-enclosed standing shower, Italian Bianco Carrara marble, and a custom Pedini Italian millwork vanity. Every finish throughout the residence reflects Adjaye's emphasis on texture, proportion, and atmosphere. The result is a home that feels both contemporary and grounded.

Residents of 130 William enjoy access to an extensive suite of amenities designed to enhance daily life. Wellness offerings include a full-scale health and fitness club, an infinity-edge spa pool, hot and cold plunge pools, a dry sauna, massage rooms, a yoga studio, and a basketball court. Additional lifestyle amenities include a golf room, private IMAX theater, club room, children's activity center, and beautifully designed indoor and outdoor lounges with a catering kitchen for hosting and entertaining. The rooftop observation deck offers sweeping views across the Manhattan skyline, completing a residential experience that feels both private and outstandingly comprehensive.

Developed by Lightstone in collaboration with Adjya Associates and Hill West Architects, 130 William is one of the Financial District's defining residential towers. The architecturally ambitious building brings together craftsmanship, design, and full-service living in a way few downtown residences do.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
