Property Description for 22 Bond Street, A

Residence A at 22 Bond is a remarkable duplex that perfectly captures the building’s philosophy of meticulous design and understated luxury. Two private elevators open onto an expansive, double-height living space that feels both grand and inviting, conceived by architects BKSK as a serene, gallery-like volume specifically designed to display and protect oversized art. An airy, sculptural staircase is suspended within this light-filled room, which offers open north and south exposures. The BKSK-led design continues with thoughtful contrasts: secondary spaces like the chic powder room are carved from the building’s core and rendered as inky-black volumes, heightening the sense of light and space elsewhere. The home is defined by exquisite details, including European oak flooring and custom millwork throughout. Off the main living area, the Smallbone kitchen is both beautiful and highly functional, outfitted with Gaggenau appliances, two wine fridges, abundant storage, and space for both casual seating and a formal dining area that accommodates ten or more. Two well-appointed bedroom suites, each with tranquil garden views, complete this level, along with a laundry room. Up the striking staircase, the primary suite offers a serene retreat with its own wall of windows and a lavish marble bath featuring a deep-soaking tub, an oversized glass shower, and dual vanities. 22 Bond Street itself is a boutique sanctuary, set behind a distinctive corten steel facade. With only six residences, it offers a curated, building-as-art experience complete with original art installations and a lush garden (currently under construction). This distinctive building is ideally positioned in the heart of NoHo, just steps from the best of SoHo, NoLita, Greenwich Village, and Washington Square Park, with easy access to multiple subway lines. Please note there is a tenant in place thru 12/2026 paying $29,500/m

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
