Property Description for 22 Bond Street, C

Perched on the fifth floor of one of NoHo's most exclusive boutique condominiums, this exceptional 3-bedroom, 3.5-bathroom duplex spans approximately 2,939 square feet and offers direct elevator access, soaring double-height ceilings, floor-to-ceiling glass, and a private south-facing balcony.

A key-locked elevator opens directly into a gracious entry gallery, seamlessly connecting the home's living and private quarters. Designed for both grand-scale entertaining and comfortable daily living, the northern wing of the residence features an expansive double-height living room anchored by a fireplace and flooded with natural light. Adjacent is a beautifully crafted Smallbone eat-in kitchen and generous dining area, creating a natural gathering space for hosting and everyday enjoyment.

The chef's kitchen is finished with Statuario marble countertops and backsplash, abundant custom cabinetry, and a full suite of premium appliances, including Gaggenau ovens, speed oven, microwave, warming drawer, dual dishwashers, and five-burner gas cooktop. A Sub-Zero refrigerator with freezer drawers and two wine refrigerators complete the offering. At its center, a substantial marble island provides seating for six, while the adjoining dining area comfortably accommodates larger gatherings.

A striking custom suspended staircase leads to the upper level, devoted entirely to the primary suite. Wrapped in floor-to-ceiling windows, the serene retreat features a spacious walk-in closet, additional storage, and a luxurious windowed five-fixture bath clad in Calacatta marble. The spa-like bathroom includes dual vanities, a deep soaking tub, oversized glass-enclosed shower, and separate water closet, all appointed with Hansgrohe-Axor fixtures by Antonio Citterio.

Two generously proportioned secondary bedrooms are situated on the lower level, both overlooking the building's tranquil landscaped courtyard and offering en-suite bathrooms. The larger of the two enjoys direct access to a private south-facing balcony.

Additional features include wide-plank oak flooring, central air conditioning, automated shades, a LaunchPort home automation system, floor-to-ceiling windows throughout, a vented washer and dryer, and a private storage unit that transfers with the sale.

Designed by BKSK Architects, 22 Bond Street is an intimate six-residence condominium discreetly tucked behind a striking corten steel facade. Residents enjoy full-service amenities including a doorman, elegant lobby lounge, curated art installations, and a beautifully landscaped multi-level garden. Perfectly positioned in the heart of NoHo, the building offers immediate access to downtown's finest restaurants, shopping, cultural destinations, multiple subway lines, and convenient transportation options throughout Manhattan.

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
