Experience the pinnacle of NoHo living in this breathtaking penthouse loft at 716 Broadway. Perched atop a historic landmark building, PH6 is a masterclass in downtown sophistication, where the architectural soul of a classic New York loft meets the refinement, technology, and comfort of a newly completed modern residence. Completely reimagined just one year ago, the home spans approximately 2,500 square feet and is defined by soaring 13-foot ceilings, dramatic proportions, wide-plank flooring, and an expansive open-concept layout. Beautiful Western views extend across the downtown skyline and toward Washington Square Park, creating an extraordinary sense of openness rarely found in a historic loft setting. The residence is currently configured with three bedrooms and 2.5 bathrooms, plus a sophisticated library that can easily serve as a fourth bedroom, home office, or media room. The chef’s kitchen anchors the Great Room and is designed equally for entertaining and everyday living, with premium cabinetry, sleek stone countertops, and professional-grade appliances. The primary suite is a serene, sunfilled retreat with direct East open views, featuring a 5 fixture spa-inspired bath with exquisite tilework, bespoke fixtures, and radiant heated floors. Additional bathrooms are equally refined and feature radiant heat for year-round comfort. Behind the home’s historic character is an entirely modern infrastructure. A state-of-the-art smart-home system integrates sophisticated AV wiring, security, and home technology throughout, delivering seamless contemporary living within an iconic downtown setting. The crown jewel is the extraordinary 1,250-square-foot private roof deck, an elevated urban oasis with sweeping city views and a remarkable vantage point over beautiful architecture, treetops, and energy of downtown Manhattan. Whether designed for entertaining, dining, lounging, or lush landscaping, it offers an exceptional extension of the living space. Adding another level of rarity, PH6 includes an approximately 500-square-foot private storage suite, providing an extraordinary amount of dedicated space for storage, wine, art, equipment, or other creative uses. With approximately 3,750 square feet of combined interior and private outdoor space, a recent renovation, sophisticated smart-home technology, exceptional views, and substantial private storage, PH6 offers a singular opportunity to experience grand-scale loft living at the crossroads of NoHo and Greenwich Village.

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
