Property Description for 51 Jay Street, 1-M

Step into 1M — a duplex loft with a private patio, tucked inside one of DUMBO's most beautifully converted warehouses, reimagined by ODA.

This 2-bedroom-plus-home-office, 2.5-bath home doesn't do anything halfway. Herringbone floors, soaring casement windows, and that unmistakable industrial-meets-refined feel greet you the moment you walk in.

Off the living room, a private patio opens onto a landscaped courtyard — the kind of outdoor space that makes entertaining effortless.

The kitchen is a showpiece: La Rochelle Gris marble counters, custom Aster Cucine cabinetry, and a full Gaggenau appliance suite. The current owners added a wine fridge with a matching stainless steel counter and soundproofed the walls — small touches that make a big difference. You'll also find generous closet space throughout, including a smart under-staircase pantry with slate flooring and LED lighting, plus a marble powder room for guests.

Head upstairs — the stairwell alone gives you a gallery wall's worth of space for art. The primary bedroom is a quiet retreat overlooking the courtyard, with a dedicated home office just off the bedroom (built-in desk, cabinets, oversized closet — genuinely usable, not an afterthought). The ensuite bath is a full wet-room with a walk-in shower and deep soaking tub. The second bedroom holds its own with huge walk-in closets and an ensuite marble bath finished with Watermark fixtures.

Dual-zone heat and air, Lutron Caseta smart lighting inside and out, and low monthlies round things out.

Building-wise, 51 Jay Street doesn't miss: a 24-hour attended lobby with polished concrete floors, live-in super, fitness room, kids' playroom, resident lounge, and a rooftop that rivals any restaurant — outdoor kitchen, grill, fireplace, sun deck, dining areas. Add in cold storage, a pet spa, bike room, oversized laundry, and a tax abatement through 2032.

Location's unbeatable: two blocks to the F, a short walk to the A/C and 2/3, and surrounded by DUMBO staples — Joe's Coffee, Cecconi's, DUMBO House, Empire Stores, Equinox, Forager's, and no shortage of restaurants and shops nearby. All within DUMBO's landmarked historic district. Note some of the photos were virtually staged. Application Fees: Digital Submission Fee: $65 Credit Check Fee (Per Applicant): $150 Move-in Fee: $500 Move-in Deposit (Refundable): $1,000

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
