Property Description for 480 Park Ave, 2-C

2 beds, 2.5 baths, plus Home Office - Den and laundry room. Unit 2C at 480 Park Avenue is located at the corner of 58th & Park. This Emory Roth pre-war building was constructed in 1929 and is replete with the grandeur characteristic of the early 20th-century era of prosperity.

The home is a 2BR/2.5BTH that features 10' ceilings, elegant, polished walnut wood floors, and a wood-burning fireplace. Doorways are statuesque and extra-wide, with European-style moldings throughout. A semi-private vestibule opens off the elevator, and there is also service access. Visitors are initially welcomed into the residence from an opulent entrance Gallery that only presages the majestic space that further awaits. The gallery entrance has been beautifully paneled in French wood, greeting visitors to a great home. The Living Room and most windows face South onto 58th Street. The Dining Room offers a cozy ambiance that is ideal for entertaining guests. The gourmet kitchen, equipped with state-of-the-art appliances, pristine cabinetry, marble countertops, and a butler's pantry, was all designed for the ultimate in storage and preparation. There is also a full-service laundry room within convenient proximity to the kitchen. A generously proportioned Primary Suite is highlighted by an immense Dressing and vanity Room and a windowed marble bathroom. The second bedroom doubles as a library and features multiple custom-built-ins. The gracious layout is both flexible and well-planned.

480 Park Avenue is a 19-story, high-end, full-service co-op residence with a 24-hr doorman and concierge. Residents also enjoy the amenities of a gym and the most beautiful landscaped roof deck with open views to the city. There is also a 12 sq ft storage with a short waiting list, and additional laundry facilities located in the basement. The Board allows pied-à-terre and is accommodating to foreign buyers. Financing up to 50% of the purchase price is available, and there is a 2% flip tax. Utilities and cable are included in the low maintenance. Midtown East | Manhattan

Quick Profile

Midtown West and Midtown East have a lot in common. They’re bustling, iconic, and full of people. But just like siblings, their personalities can be vastly different. Midtown East is a bit more sophisticated and doesn’t quite have the vivacity and unruliness that its westerly counterpart exudes.

Midtown East is bordered by 42nd to the south, 59th Street to the north, 5th Avenue to the west, and 3rd Avenue to the east.

The neighborhood is famous for its high-end stores, tourist attractions, posh hotels (budget ones too), and iconic architecture. Midtown East is also one of the largest financial and business hubs in Manhattan. During normal business hours the sidewalks are full of commuters and people moving from point A to point B. In the early evening, when the masses have left for the day, things suddenly get a little quieter and the sidewalks have a lot less foot traffic.

Although largely a commercial neighborhood, residential areas of Midtown East do exist on the eastern section of the neighborhood.

Grand Central Station is located in Midtown East and like Midtown West, it’s an extremely commutable neighborhood. The 4, 5, 6, 7 and S trains whisk people in and out of the neighborhood 24 hours a day. Grand Central Station also serves as a hub for New York State and Connecticut commuter rails. These trains can take you anywhere along the Hudson River or up into Connecticut. It’s perfect for day tripping.
