Property Description for 315 Gates Ave, 1-F

315 Gates Avenue, Unit 1F — Clinton Hill/Bed-Stuy Border Duplex with Deeded Parking & Private Outdoor Space Parking. Private outdoor space. This one checks every box. Welcome home to a bright, sun-drenched duplex on the Clinton Hill/Bed-Stuy border, where covered deeded parking meets a private patio and everyday living gets an upgrade. Inside, an open kitchen with sleek cabinetry, a center island, and stainless steel appliances flows into a sun-filled living and dining area framed by glass doors that lead straight out to your own deck, ideal for morning coffee before heading down to a private patio ready for planters and summer nights. The main level's oversized bedroom offers a large closet and a spa-style bathroom with a deep soaking tub. Downstairs, a wide staircase leads to an expansive English basement level with soaring ceilings, currently set up as a lounge and home office but built to flex into a second bedroom, guest suite, or media room. This level also includes a half bath, generous closet storage including a massive under-stairs space, an in-unit washer/dryer, and direct access to the building's parking. The building itself brings serious amenities: a virtual doorman, package room, cold storage with freezer, pet-friendly policy, and a roof deck with skyline views. A rare tax abatement keeps carrying costs remarkably low. Location is unbeatable on the Clinton Hill/Bed-Stuy line: steps to the A/C at Nostrand Avenue and the G at Bedford-Nostrand, a supermarket around the corner, and neighborhood staples for pottery, vinyl, sewing, and home goods just outside your door. Please note: per the offering plan, this unit is legally a one-bedroom with a lower-level recreation room, though it lives easily as a flexible two-bedroom.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
