Property Description for 3064 Coney Island Ave, 403

SPACIOUS 2-BEDROOM, 2-BATH CONDO WITH TWO PRIVATE BALCONIES, IN-UNIT LAUNDRY & PARKING - PRIME BRIGHTON BEACH

Welcome to this beautifully maintained two-bedroom, two-bath condominium offering an exceptional combination of space, natural light, private outdoor living, and everyday convenience in the heart of Brighton Beach.

Located on the 4th floor of an intimate seven-story elevator condominium, this bright and spacious residence enjoys desirable eastern exposure and open views. Large Andersen windows fill the home with natural light, while beautiful hardwood floors, fresh paint, and split-system air conditioning throughout create a comfortable and inviting living environment.

The open-concept kitchen is designed for both functionality and entertaining, featuring granite countertops, stainless steel appliances, abundant cabinetry, and generous counter space. It opens seamlessly into the spacious living area, where direct access to a private balcony extends the living space outdoors and provides the perfect spot for morning coffee, fresh air, or relaxing at the end of the day.

The generously sized primary bedroom offers a special feature of its own-a second, completely separate private balcony accessed directly from the bedroom. Having two distinct outdoor spaces, one off the living room and another off the primary bedroom, is a wonderful feature that adds to the privacy and versatility of the home.

The second bedroom is also well proportioned and can comfortably serve as a bedroom, guest room, or home office. Two full bathrooms provide added convenience, with one featuring a walk-in shower and the other a bathtub.

Additional highlights include an in-unit washer and dryer, eliminating the need for shared laundry, as well as one deeded outdoor parking space plus use of a second outdoor parking space-an especially valuable convenience in Brooklyn.

Built in 2008, this well-maintained boutique condominium features just 16 residences across seven stories, offering a more intimate residential setting. Building amenities include an elevator, video intercom system, and rooftop for additional outdoor enjoyment.

Ideally situated in prime Brighton Beach, the property is near the beach and boardwalk, neighborhood shopping, restaurants, transportation, and everyday conveniences.

With two spacious bedrooms, two full bathrooms, two separate private balconies, in-unit washer and dryer, parking, rooftop access, and a desirable 4th floor position, this home offers the space and features that make Brooklyn living both comfortable and convenient. Must See.

Brighton Beach | Brooklyn

Quick Profile

Once known by the nickname “Little Odessa,” due to the large number of Russians and eastern Europeans that settled in the area, Brighton Beach is a delightful seaside town that has a lot to offer its residents. Take a walk through Brighton Beach and find a plethora of traditional ethnic restaurants offering Russian cuisine, as well as food markets where you can find the specialized ingredients to prepare these dishes in your own kitchen.

Brighton Beach provides a much calmer beach and boardwalk experience than nearby Coney Island, and you will find more locals than tourists at the locally owned markets, shops, attractions, and even at the ritzy nightclubs. The area was originally developed as a refuge for the wealthy, so they could flee the heat of the NYC streets. There were luxury hotels and even a racetrack at one time.

Now the area is filled with large apartment buildings, many offering ocean or boardwalk views. The area was immortalized by Neil Simon in his play, Brighton Beach Memoirs. If you walk through the neighborhood, you might get the feeling that you have been transported back to the New York of the 1930s, as the appearance of the neighborhood hasn’t changed all that much in the intervening years.

Living at or near the beach, which is free to the public, offers many opportunities for both relaxation and entertainment. City dwellers are rediscovering this little oceanside gem and are moving into the area in search of affordable housing and a more laid back pace of living. Although it might seem very far from the chaos and noise of Manhattan, there are two subways that make for an easy commute, so it is possible to work in the City and live at the beach.
