Property Description for 16 Wyckoff Street, 4

Welcome to 16 Wyckoff Street, where considered design, townhouse character, and an exceptional Brooklyn lifestyle come together. Perched atop a grand 25-foot-wide townhouse at the crossroads of Cobble Hill and Boerum Hill, this penthouse residence offers the rare combination of beautifully renovated interiors, a roof deck, skyline views, and one of the most walkable addresses in Brooklyn. Gut-renovated to the studs in 2021, the home has been thoughtfully composed to feel both refined and distinctly Brooklyn. An exposed-brick entry introduces warmth and texture before opening into a custom sage-green kitchen finished with quartz countertops, brass hardware, and a premium appliance suite featuring Fisher & Paykel, ILVE, Bosch, and GE. Beyond the kitchen, framed views of the Downtown Brooklyn skyline provide an ever-changing backdrop. The living and dining room is bright, inviting, and beautifully proportioned, with three picturesque windows overlooking tree-lined Wyckoff Street. Custom built-in bookshelves add architectural character, while generous proportions allow for a true dining area-equally suited to intimate dinners and lively evenings with friends. Two bedrooms and two full baths offer both privacy and flexibility. The oversized primary suite is a serene retreat with a custom closet and ensuite bath featuring a deep soaking tub, Toto washlet, and generous vanity. The second bedroom features a custom Murphy bed with integrated storage, allowing it to transition effortlessly between bedroom, guest suite, and home office. A second full bath with soaking tub and Toto washlet sits beside a custom laundry closet with Samsung washer and dryer. Modern comforts are seamlessly integrated throughout, including a Mitsubishi mini-split system and Pella wood-trim windows installed in 2023. Above it all is the home's defining feature: the finished portion-roof deck reserved exclusively for this residence. Morning coffee, dinner al fresco, sunset cocktails- the space becomes a true outdoor living room, with sweeping views across Brooklyn and toward the Manhattan skyline. Unused FAR may also present the opportunity to create a penthouse duplex, subject to co-op board and applicable regulatory approvals. The intimate three-unit co-op is self-managed by long-term owners and offers exceptionally low carrying costs, no building mortgage, dedicated basement storage, and the benefit of recent building improvements. This is Brooklyn living at its most effortless. Step outside and nearly everything is within a few blocks: morning coffee, destination dining, independent boutiques, groceries, cocktails, parks, cinema, and everyday essentials. Trader Joe’s, Court Street Bagels, Maman, Books Are Magic, Cobble Hill Cinemas, La Vara, Saint Julivert, June Wine Bar, and the shops and restaurants of Court, Smith, and Atlantic are all part of the neighborhood rhythm. Brooklyn Bridge Park and the waterfront are close by, while neighboring Carroll Gardens, Boerum Hill, and Brooklyn Heights expand the possibilities even further. The Bergen Street F/G is just a block away, with additional subway lines nearby for easy access throughout the city. Cobble Hill has long been prized for its historic streets, village-like intimacy, and remarkable convenience. At 16 Wyckoff Street #4, that coveted lifestyle begins at your front door. **A beautifully realized home. A rooftop above Brooklyn. And a neighborhood you may never want to leave.**

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
