Property Description for 77-11 35th Ave, 1-S

Classic Architecture. Generous Proportions. An Exceptional Jackson Heights Location.Welcome to this bright and spacious true two-bedroom home at The Manchester, a classic prewar cooperative in the heart of the Jackson Heights Historic District. Offering 1,000 square feet per the floor plan, a sunny southern exposure and a wonderfully thoughtful layout. This is a home designed with both gracious living and everyday practicality in mind.A spacious entry foyer creates a proper sense of arrival and leads past original wrought-iron railings into the sunken living room. The adjacent raised dining area gives each space its own identity while maintaining an open and connected flow. Recessed lighting, updated fixtures, and beautifully preserved hardwood floors complement the apartment’s prewar character. The oversized primary bedroom is sundrenched, with windows on two walls bringing in abundant natural light. The comfortable second bedroom is located on the opposite side of the apartment. One of the layout’s greatest advantages is that the bedrooms do not share a wall—the windowed bathroom separates them, providing a level of privacy rarely found in comparable two-bedroom homes. The immaculate and functional windowed kitchen can be enjoyed as it is while offering the next owner an opportunity to personalize over time. The updated windowed bathroom features both a bathtub and a separate enclosed shower. Five closets provide excellent storage throughout the apartment. The first-floor setting offers the benefit of abundant southern sunlight, enhanced by the openness of broad 35th Avenue and the building’s deep setback from the street. Windows overlook the lushly landscaped front garden, creating a beautiful green and open outlook. The Manchester is immaculately maintained and served by a highly attentive superintendent. Residents enjoy a large planted roof deck with multiple seating areas, shaded spaces and sweeping Manhattan skyline views. The building also offers elevator service, a spacious laundry room and the Jackson Heights rarity of indoor parking, available by waitlist.Dogs weighing up to 45 pounds are permitted. Subletting is allowed after three years of owner occupancy, subject to cooperative rules and approval. The location places you near the Jackson Heights–Roosevelt Avenue/74th Street transportation hub and within easy reach of the neighborhood’s remarkable restaurants, independent shops and extraordinary cultural diversity. The year-round Sunday farmers market is another favorite neighborhood tradition—all within the distinctive architectural surroundings and strong sense of community that make the Jackson Heights Historic District so enduringly desirable.

Jackson Heights | Queens

Quick Profile

Jackson Heights has one of the most diverse populations in the city, and over 100 languages are spoken here. With this cultural diversity comes supporting restaurants, bars, shops and cultural opportunities. It is a mix of commercial and residential properties. There is a wide range of shops and service businesses, so that anything you would need, from a barber, to a pharmacy, to clothing, and food is available right in the neighborhood, no matter which culture or language you might need these services provided in.

Jackson Heights has three nicknames, based on micro-neighborhoods with the neighborhood as a whole. Little India occupies an area on 74th Street, while parts of 73rd Street are known as Little Pakistan. Little Columbia is along 37th Avenue.

A large portion of Jackson Heights has been designated as an historic district, from Roosevelt Avenue to Northern Boulevard, between the east side of 76th Street to the west side of 88th Street.

Jackson Heights was a planned community, where the first “garden apartments” were created in buildings constructed around central gardens and green spaces that gave neighbors a place to meet and socialize with one another, created places for children to play, allowing light to come into the apartments and air to flow freely through them. These gardens are private and only residents have access to them. Passing by the buildings, you might not even guess the gardens were there, as they are not generally visible from the street.

Additionally, there are some mid-rise apartment buildings. Some of these are rentals, some are co-ops, and some are condos. There are a few attached row houses that provide housing for one to three families.

As much as Jackson Heights might be full of noise and mix of cultures, it also has a quieter side, where the various cultures mix and mingle and learn about each other against a backdrop of beautiful architecture and a culinary landscape that brings the world to Queens.
