Property Description for 414 East 52nd Street, 3-C

Offering generous proportions, prewar character, and the freedom to adapt to a variety of lifestyles, Residence 3CD is a distinctive home within Southgate.

Created from the combination of two residences, this expansive home is currently arranged with two bedrooms, three full bathrooms, a formal entry foyer, and a dedicated dining area. Hardwood floors run throughout, while a wood-burning fireplace, classic wainscoting, and thoughtful architectural details preserve the warmth and character of its prewar origins. An in-unit washer and dryer adds modern-day convenience.

The most impressive space is the oversized living room and adjoining study, filled with natural light and offering an unusual degree of flexibility. Generous enough to accommodate multiple seating and entertaining areas, it can remain as one dramatic open space or be divided to suit changing needs. The original third-bedroom configuration can also be restored with ease. Tucked discreetly behind a custom bookcase is a full bathroom-an unexpected detail that makes the space particularly well suited for use as a guest suite, private office, or additional bedroom.

The two existing bedrooms are thoughtfully separated for privacy, while three full bathrooms and abundant closet space make the layout as practical as it is spacious.

With its flexible floor plan, impressive scale, and enduring prewar details, Residence 3CD offers the opportunity to create a home tailored to the way you live.

Southgate is a celebrated collection of five cooperative buildings designed by Emery Roth and developed by Bing & Bing in the late 1920s and early 1930s. Set along a quiet, tree-lined cul-de-sac overlooking the East River in Beekman, the enclave is known for its classic architecture and peaceful residential setting.

Residents enjoy full-time doorman service, a resident manager, bike room, storage, central laundry, and a beautifully landscaped shared courtyard. The E, M, and 6 subway lines are conveniently accessible at Lexington Avenue-53rd Street.

Pied-à-terre ownership is permitted, pets are welcome, and electricity is included in the monthly maintenance. A 2% flip tax is payable by the buyer.

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
