Property Description for 400 East 56th Street, 28-N

Perched high above Sutton Place on the 28th floor of Plaza 400, Residence 28N is an expansive three-bedroom, three-bathroom home with a private terrace and extraordinary open views spanning the East River and Manhattan skyline.

Walls of windows frame sweeping eastern vistas over the East River and Queensboro Bridge, while open southern exposures capture some of New York's most iconic landmarks, including the Empire State Building and Chrysler Building, with the Midtown and Downtown skylines stretching beyond.

The generously proportioned layout offers exceptional flexibility and a wonderful separation of living, dining and sleeping spaces. An expansive living room and separate windowed dining room is surrounded by natural light and opens directly onto the private terrace - an incredible vantage point from which to take in the city and river below.

Three well-proportioned bedrooms and three full bathrooms, including two en-suite baths, provide the space and versatility increasingly difficult to find in Manhattan. With its remarkable exposures, abundant windows, generous room sizes, windowed kitchen and highly functional layout, 28N presents an exceptional opportunity to create a spectacular high-floor home in one of Sutton Place's most established cooperatives.

Plaza 400 is a full-service, white-glove cooperative known for its extensive services and amenities. Residents enjoy a 24-hour doorman and concierge, security desk, staffed package room, live-in superintendent and on-site management.

The building's impressive amenity offering includes a recently renovated fitness center, yoga studio, children's playroom, laundry room, bicycle storage, resident storage and garage. Crowning the building is its spectacular and recently renovated rooftop level, featuring the seasonal heated Skytop Pool, Skytop Lounge and Skytop Office, along with extraordinary 360-degree views of Manhattan and the East River.

An increasingly rare benefit of ownership at Plaza 400: monthly maintenance includes central air conditioning, heat, water and electricity.

The building permits up to 70% financing and is pet friendly. Pieds-à-terre, guarantors, co-purchasing, gifting, parents purchasing for children, and trust purchases are permitted. The general subletting policy allows subletting for three out of five years following three years of residency, subject to board approval. A 2% flip tax is payable by the buyer.

Ideally positioned in Sutton Place, Plaza 400 offers convenient access to the East River Esplanade and Sutton Place Park, along with neighborhood restaurants, shopping and everyday conveniences. Trader Joe's, Whole Foods Market, Bloomingdale's and the 59th Street/Lexington Avenue transportation hub are all nearby, with convenient access to the E, M, 6 and Q subway lines, multiple bus routes and the Queensboro Bridge.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
