Property Description for 88 Greenwich Street, 3503

35 Floors Above Manhattan - Sun, Sky & Spectacular New York Harbor Views

Perched high above Lower Manhattan on the 35th floor of the iconic Greenwich Club, Residence 3503 is a sun-filled, south-facing home with extraordinary open views across New York Harbor, Governors Island and all the way to the Verrazzano Bridge.

The first thing you notice upon entering is the scale. Soaring approximately 10'6" ceilings and an oversized picture window give this studio a remarkably open, loft-like feel, while brilliant southern light pours across the hardwood floors throughout the day. The flexible layout easily accommodates distinct sleeping, living, dining and work-from-home areas, while excellent closet space keeps everything neatly tucked away. The apartment truly feels considerably larger in person than its footprint suggests.

The window is the centerpiece. From 35 stories above Manhattan, the view stretches over Battery Park and Governors Island to the open waters of New York Harbor, with ships, ferries and sailboats providing an ever-changing backdrop. It is a rare sense of openness and sky for Downtown Manhattan.

The windowed-feeling galley kitchen is beautifully appointed with warm wood cabinetry, stone countertops and a serious suite of appliances including Viking, Sub-Zero and Fisher & Paykel. A dual-drawer dishwasher and generous cabinetry and counter space make the kitchen as functional as it is attractive.

The marble-clad bathroom offers its own retreat, complete with a deep Kohler soaking tub, oversized rainfall shower and separate hand shower. Central air and the home's integrated speaker system complete the residence.

The Greenwich Club

Originally built in 1929, 88 Greenwich is a handsome Art Deco tower converted to condominium residences in 2007. Residents enjoy the services and amenities of a true full-service Downtown condominium, including a 24-hour doorman and concierge, fitness center, residents' lounge, business center, landscaped roof deck with panoramic views, bike room, package room, cold storage and laundry facilities.

And then there's the neighborhood...

Few Downtown locations put so much of Lower Manhattan within such an easy walk. Step outside and you're moments from Wall Street, the Oculus and World Trade Center, Brookfield Place, Battery Park and the Hudson River waterfront, with the revitalized Seaport also nearby. Shopping and everyday conveniences include Whole Foods, Eataly Downtown, Printemps and the Oculus, while the neighborhood's dining scene now includes destinations such as Nobu Downtown and Manhatta, alongside an ever-growing collection of restaurants, cafés and cocktail spots.

For waterfront time, head south through Battery Park or west to the Hudson River esplanade; head east and you're quickly in the cobblestone streets and waterfront atmosphere of the Seaport. This part of FiDi has evolved into a genuine residential neighborhood while retaining some of the best transportation access in Manhattan.

And that transportation is exceptional: the 1 and R/W trains at Rector Street are less than 500 feet away, with the 4/5 at Wall Street and J/Z at Broad Street just a few blocks away; Fulton Center and PATH connections are also nearby.

High above it all, Residence 3503 offers something increasingly difficult to find in Manhattan: dramatic ceiling height, brilliant southern light and a breathtaking expanse of water and sky - all from a full-service condominium in the heart of Downtown.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
