Property Description for 169 Mercer Street, PH

Fresh off a newly completed top-to-bottom renovation, the Penthouse at 169 Mercer Street is an impeccably designed loft on one of SoHo's best blocks. Boasting three exposures and a large skylight, this top floor residence spans over 2,300 square feet and includes two bedroom, a home office, two bathrooms, a gas fireplace, and direct keyed elevator access. Upon entering the home, it's immediately apparent the care taken when designing the loft. The herringbone oak floors lead you from the keyed elevator, past the large home office, to the great room, where a large skylight provides all-day light. The heart of the home, here you have a gas fireplace with brand new green quartzite mantle, multiple dedicated seating areas, formal dining for 8, and a brand new eat-in kitchen. The kitchen was fully overhauled from its previous iteration: the cabinetry, high-end appliances, zellige subway tiling, fixtures, and leather-finish granite countertops are all newly completed. The primary bedroom suite occupies the west end of the home. Located on the corner, with views that clear the adjacent buildings, the bedroom is grand and bright. It's a true suite, with a walk-in closet, en-suite bathroom, and a standalone sitting area. Here, the views extend far to the west and south, all the way down to the Freedom Tower. The en-suite bathroom is moody and inviting, with different stone motifs throughout to create texture and drama, including polished marble walls, a black leather granite and ultra-honed basalt tiles. The secondary bedroom is located on the east end of the apartment, with large windows overlooking Mercer Street and a walk-in closet. A second full bathroom, also newly renovated, is across the hall; this time, the stone selection is bright and warm, complementing the wood in the vanity. There is also a washer/dryer in this bathroom. Completing the home is a smart temperature control system; built-in surround sound; and a large deeded storage unit in the basement. The Annapurna at 169 Mercer Street is a boutique, 6-unit co-operative on one of SoHo's most iconic blocks. The historic building dates back to 1896. Today, Mercer Street is the home to many of New York City's most exciting galleries, hotels, restaurants, and luxury retail experiences.

Soho | Manhattan

Quick Profile

Famous for its art galleries, designer boutiques, cobblestone streets and cast-iron architecture, SoHo has always been full of buzz - wowing both tourists and locals alike. It’s rich with history (more so than most neighborhoods). So, whether you’re a computer nerd, serial shopper or foodie, you’re guaranteed to find something exciting to do in this storied neighborhood.

SoHo is bounded by Houston Street to the north, Canal Street in the south, 6th Avenue to the west and Crosby Street on the east.

The neighborhood has gone through many ups and downs over its long history. Enough to make a voluminous history book. When the Dutch discovered Lower Manhattan, they came across indigenous people living on the island. Technically, the American Indians were the first Manhattanites and then the Dutch moved in making them the second original Manhattanites.

After the Civil War ended, the west side of Lower Manhattan flourished because the shipping routes changed. Textiles and the need for all types of products increased. Warehouses and large lofts were built and replaced farmland to accommodate the commerce. Many of those buildings are still standing and give SoHo its unique character and charm.

The bustling commerce eventually stopped and in the mid 1800’s, well-to-do families began moving into SoHo. They built exquisite buildings, many of which are characterized by their cast-iron facades. Soon after it became residential, theatres, music halls and eateries followed. The wealthy eventually left and the once prosperous district began another decline.

The 1960’s marks SoHo’s most definitive period. City planners lost their bid to build a major highway that would level a portion of the neighborhood and many historic buildings. After their failed attempt to revitalize SoHo, artists quickly moved into the empty lofts and warehouses. Some legally, and other move-ins, not so legal. The city turned a blind eye. Artists of all mediums working from their new creative spaces created a ripple in the art scene. It was such a ripple that the well-to-do uptown crowd started buying their art and hanging out with them. The uptown folks eventually moved into the neighborhood and began buying up the lofts and warehouses. As soon as the word spread, up went the property values and the rest is history.
