Property Description for 450 Warren Street, 3-B

A home that challenges our preconceptions of urban living—Residence 3B at 450 Warren combines light, landscape, and distinctive design into the center of everyday life. Entering the building’s light-filled atrium and crossing your own private outdoor foyer, there’s an immediate sense of intention—no conventional enclosed hallway, just open, green, thoughtfully designed space. Inside, the bright and open living area feels connected to its surroundings, with natural light and garden views drawing your eye outward. An expansive terrace off the living area extends the space for dining, entertaining, or a quiet moment outside. Considered the building’s most desirable two-bedroom line, the B-line pairs south and west exposures with views over the natural garden. Trees and greenery are visible from every window. The kitchen sits at the heart of the home, open to the living and dining areas so cooking and gathering happen together. Custom Portuguese pink marble brings a striking focal point to the space, while hardwood floors and exposed concrete add warmth and architectural character throughout. A dishwasher and the conveniences of a modern kitchen fit naturally into this carefully considered setting. Across the residence, the architecture creates an easy exchange between interior and exterior: step out to the terrace, look across the planted atrium, or simply enjoy the trees framed by the windows. The primary bedroom offers its own retreat, opening directly to a second expansive terrace. A custom wood-paneled wall brings texture, softness, and warmth to the room, while the greenery just outside lends it a sense of calm. A walk-in closet provides generous storage. That feeling of ease continues into the spacious primary bath, with double sinks, a custom marble counter, and a large, open, spa-like shower. The second bedroom is a flexible room ready to take on whatever life calls for. It works beautifully as a full-time bedroom or guest room, but could just as easily become an office, den, or creative space. An additional built-in office nook provides a dedicated place to work, leaving the second bedroom free to evolve over time. The second full bath includes a soaking tub. An in-unit washer and dryer, central air with discreet linear diffusers, and ample storage throughout the home make everyday life feel as effortless as the design. 450 Warren offers a distinct way of living. Built around a large outdoor atrium, its open-air walkways, shared gardens, and planted spaces replace the usual experience of moving through a residential building. Its architecture has made it a standout among Brooklyn’s most design-forward residences, with a seamless relationship between indoors and outdoors that carries from the common spaces into the homes themselves. Residents also enjoy a shared garden and rooftop lounge with views of Downtown Brooklyn and Manhattan, a co-working lounge, fitness room, pet washing station, and bicycle storage. Set in Boerum Hill near Cobble Hill and Carroll Gardens, the building is surrounded by some of Brooklyn’s most inviting streets. Pick up coffee or settle in with a book at Anaïs, meet friends for dinner at Rucola or French Louie, or stop by Rice & Miso for a casual lunch. The shops and restaurants along Court Street, Smith Street, and Atlantic Avenue put neighborhood favorites within easy reach. For trips farther afield, the F train at Bergen Street and the A and C trains at Hoyt–Schermerhorn offer convenient connections across the city.

Gowanus | Brooklyn

Quick Profile

Gowanus is a colorful neighborhood with an industrial aesthetic, tree-lined streets, historic structures, as well as luxury condos and rental buildings. It has a great art scene, fantastic eateries and bars and a 1.8-mile canal that snakes through most of the neighborhood. The variety of elements make it a desirable place to live.

The neighborhood is on the crest of a major change due to a recently passed rezoning plan that will allow more residential construction. Especially around the Gowanus Canal where construction was once prohibited. The plan will bring new jobs, affordable housing, and create a neighborhood with walkable green spaces and amenities. It’s safe to say that change is coming to Gowanus.

Gowanus is bounded by Hoyt Street to the west, 4th Avenue to the east, Warren Street, Baltic Street and Wycoff Street to the north, and Gowanus Expressway to the south.

The neighborhood is named after Gouwane, a chief in the Canarsie Indian tribe. His name, according to the history books, translates to “the sleeper.” Other historic accounts say that the Gowanus name comes from the Dutch word gouwee, which translates to the word bay. Based on early New York History surrounding Dutch settlers and native tribes, both accounts seem plausible.

Gowanus began development as far back as the 1630s when the Dutch arrived. They began building farms and soon realized the marshy lands they settled were not the best for growing crops and farming. They began damming up certain areas of the land with hopes of creating better soil and powering their windmills. This was the beginning of the formation of the Gowanus canal.

The natural estuary was once brimming with oysters and fish. But in the 1800s, the canal was turned into an industrial and transportation waterway. In the mid 1900’s, industrial factories like manufactured gas plants, paper mills, and other businesses opened along the canal and casually polluted the water. It’s cleanup efforts have come a long way but there is still much work to be done.

The newly approved Gowanus rezoning plan has caused lots of buzz this year. Mayor Bill DeBlasio's plan will rezone 82 blocks which will pave the way for an estimated 8,500 new apartments, 3,000 of which would be offered to low and moderate-income New Yorkers. The plan includes major improvements to the local infrastructure. Although the rezoning plan might not create a housing boom today or tomorrow, proponents say the rezoning sets the stage for major growth in Gowanus in the decades to come.

The F, G, D, N, R, and W subway lines service the Gowanus neighborhood.
