Property Description for 105-25 67th Road, 6-F

Welcome to an enclave of tranquility: Quality & Ruskin, where a peaceful Forest Hills setting meets a beautifully renovated top-floor two-bedroom.Set behind landscaped courtyards filled with mature magnolia, oak, and redbud trees, alongside a vibrant tapestry of seasonal plants and flowers, this well-maintained elevator co-op offers a quiet, established community that residents love to call home.Apartment 6F combines thoughtful updates with an open layout that feels larger than its footprint. The renovated, windowed kitchen anchors the home — quartz countertops, semi-gloss white cabinets, and a metallic mosaic backsplash for a clean, modern edge. An eight-foot island offers generous storage and seating for four, alongside stainless steel appliances including a recently updated Samsung range. Whether you're cooking dinner or gathering with friends, it's a space designed to be used every day.Beyond the kitchen, the living and dining area is bright, open, and incredibly versatile. Western exposure fills the living room with warm afternoon light, the kind that makes you want to stay a little longer. Recessed dimmable LED lighting, refinished dark walnut oak floors, and an open sightline from the kitchen to the windows create a warm, inviting atmosphere. Three windows frame the dining nook and living room, each one looking out over the building's tranquil interior gardens. The corner primary bedroom offers the privacy renters are always looking for, with double exposures, no shared walls, two closets, and a ceiling fan. The second bedroom is equally flexible. Large enough to function as a true bedroom, home office, creative studio, or guest room, it includes a double closet and ceiling fan, making it easy to adapt as your needs change.Just down the hallway from the primary bedroom, the windowed bathroom offers a classic pedestal sink and a full-sized tub — a nice dose of natural light in a room that doesn't always get it. Additional highlights throughout the apartment include double-pane windows, updated hallway closets with floor-to-ceiling doors, and recently stained hardwood floors.Convenience at your fingertips. A friendly on-site super and porter are always available to assist you. Laundry is located in the basement of the building. Timer-controlled and motion-activated lighting in hallways and common areas ensures both efficiency and safety, and surveillance cameras in the lobby and common areas provide additional peace of mind. Parking is available for $145/month (waiting list) and storage units can be secured for $30/month (waiting list). The building is ideally located just two blocks from Queens Blvd, with access to the M and R trains, and one block from the express bus on Yellowstone Blvd. Citi Bike stations at 108th Street and Yellowstone Blvd put bike-share right on your block, and LIJ/Northwell Forest Hills Hospital is three blocks away. A playground, basketball court, and dog park are also just a few minutes from your doorstep.Beyond the essentials, it's a 15-minute walk to Austin Street's restaurants, shops, and markets, and a short walk to Forest Hills Gardens, the neighborhood's magical private enclave of Tudor-style homes, as well as Forest Hills Stadium for concerts and live shows throughout the year. For those craving a bit more outdoor adventure, Forest Park offers miles of nature and bike trails, a track and field, and one of the oldest public 18-hole golf courses in the country. It's this balance that defines the neighborhood — an abundance of green space and quiet residential charm, fully connected to the transit, dining, and everyday services that make city life easy. Some photos have been virtually staged to showcase the property's potential. Forest Hills | Queens

Quick Profile

Nestled in the heart of Queens, Forest Hills is primarily a residential area that offers the calmness of suburban living alongside the whirl of the big city. The contrasts are sharp. Take a stroll through the idyllic Forest Hills Gardens and you’ll find tree-lined streets and homes with manicured lawns. Cross the LIRR train tracks that slice through this neighborhood and you’re in a different world, one dominated by apartment complexes that straddle both sides of Queens Boulevard, one of the busiest and widest commercial streets in the city.

Forest Hills is first and foremost a community that has stood the test of time. It is a haven for families, young adults and retirees alike. It’s the kind of place that you visit for an outdoor summer concert and never want to leave. Who wouldn’t find the low-rise Tudor styled apartment buildings along Tennis Place and Burns Street alluring.

Plainly put, one can get anywhere from Forest Hills in a reasonable amount of time. Accessible transportation is a core virtue and not surprisingly, the introduction of subway lines to Forest Hills in the mid 1930s changed the neighborhood forever. By 1940, the population swelled to 32,000, more than three times the local population just twenty years earlier. Today Forest Hills is home to about 85,000 people and transportation is a key checkbox. You can not only commute to Manhattan below ground, but above ground as well via the LIRR from Station Square. The LIRR can deliver you to Penn Station in 15 minutes or eastward toward the Long Island beaches in forty.

Forest Hills High School at 110th Street between 66th Road and 67th Road anchors the far northern edge of Forest Hills, covering multiple city blocks. Fanning out from the high school are entire blocks of tree-lined streets with single-family homes. In contrast to the Gardens, these blocks are a mix of older and newer homes, even some McMansions.

There are two main streets that run through Forest Hills. Austin Street is an endless retail strip of local and national stores, many of which seem to be carved out of the tudor buildings that they occupy. Restaurants are aplenty and reflect the diverse cuisine of the neighborhood’s inhabitants. Queens Boulevard, once deemed the “most dangerous road in America,” is a 12-lane road (could be as wide as 16 lanes in some places) that represents the impact and consequences of urban sprawl. Queens Boulevard is literally a 7.5 mile sprint to and from the city through the heart of Queens.

As can be expected, the older variety of multi-family buildings in Forest Hills are largely low-rise prewars, typically five and six stories. They are split between co-ops and rental buildings. The newer post-war buildings, have grown taller as housing needs have changed. Most of these high-rise structures align Queens Boulevard and stand from 20 to 30 stories tall.
