Property Description for 140 Nassau Street, 15-A

Perched on the penthouse floor of the landmarked Morse Building, Residence 15A is a gut-renovated corner loft offering 1,489 square feet, two bedrooms, two full baths, and exceptional light from 13 oversized windows. Soaring approximately 11-foot ceilings, exposed brick walls with limestone sills, solid walnut floors, and romantic views of the landmark Woolworth Building and Downtown create a striking backdrop throughout. One of just three residences on the floor, the home offers a rare sense of privacy within an intimate 39-residence building dating to 1878. The expansive main living space seamlessly combines living, dining, and kitchen areas, surrounded by windows that fill the interiors with natural light. The sleek open kitchen features a custom steel and walnut eat-in island, Caesarstone countertops, Carrera marble backsplash, European Parapan cabinetry, and premium appliances by Wolf, Sub-Zero, Asko, and Miele. The generous 15' x 15' primary bedroom provides a comfortable private retreat, while custom steel and walnut built-ins, Flos and Artemide lighting, eight-foot solid-core doors, designer radiators, automatic closet lights, and generous custom closets further elevate the interiors. Both bathrooms are appointed with luxury Dornbracht and Vola fixtures, Robern vanities, and Ann Sacks and Walker Zanger marble mosaic tile. An in-unit Bosch washer and dryer adds everyday convenience. Residents enjoy a beautifully appointed full-rooftop deck with unobstructed city views, private keyed building entry and elevator access, a full-time superintendent, bike storage, and optional basement storage for $75 per month. Ideally positioned near City Hall Park at the crossroads of FiDi and Tribeca, 140 Nassau offers seamless access to Downtown's acclaimed dining, shopping, waterfront parks, and promenades, with Whole Foods, Eataly, Fulton Center, and multiple subway lines all within easy reach.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
