Property Description for 31 East 28th Street, PH12E

This exceptional 2,541-interior square-foot plus approximately 400 exterior square feet, three-bedroom, three-bath condominium penthouse loft offers an impressive combination of scale, light and flexible indoor and outdoor space in one of Manhattan's most coveted neighborhoods. Enter through a private elevator, into a beautifully proportioned home with soaring 11-foot ceilings, oversized windows, custom moldings and an open, airy feel throughout.

A gracious dining foyer, comfortably sized for a 10 or more, leads into the dramatic 20-foot-wide living space, which is filled with natural light. The flexible layout can easily accommodate a fourth bedroom, home office or live/work configuration while maintaining the loft's generous proportions and sense of openness.

Rich hardwood floors, baseboard moldings, custom oversized doors and transom windows add character and architectural detail. The open chef's kitchen features marble countertops, an oversized window, premium appliances, an externally vented hood and a dining bar that works equally well for casual meals and entertaining.

A 30-foot gallery leads to the large second bedroom, a windowed, full bathroom with glass-enclosed shower and a large-capacity, externally vented Bosch washer/dryer. The king-sized primary suite is privately positioned and includes a separate dressing area, two custom-fitted closets and access to a serene north-facing private terrace. The windowed en-suite marble bathroom features a double-sink vanity, abundant storage, deep soaking tub and large glass-enclosed shower.

The upper level is a particularly special part of the home, with an impressive skylight and atrium windows that fill the space with exceptional natural light. A private approximately 12' x 22' rooftop terrace extends the living space outdoors, while the room itself, with a full bathroom, offers tremendous flexibility as a bedroom suite, media room, home office or artist studio. Custom overhead lighting and a private deeded storage room complete this distinctive offering.

31 East 28th Street, also known as Parkwood Condominium, is a boutique, full-service luxury prewar building with just 22 residences, 24-hour doorman service, and a new roof deck. Originally constructed in 1913 as a commercial loft building, it was meticulously converted in 2007 following extensive architectural and landmark research. The historic facade was fully restored while the interior and building systems were entirely reimagined, seamlessly blending classic loft character with modern finishes and 21st-century conveniences. Pets are welcome.

NoMad | Manhattan

Quick Profile

NoMad, North of Madison Square Park, is a rectangular swath of land that is bordered by East 25th Street to the south, East 29th Street to the north, Sixth Avenue to the west, and depending who you ask, Madison or Lexington Avenue to the East. It’s had its acronymed name for over two decades but not every New Yorker calls the neighborhood NoMad.

Historic architecture, trendy hotels and restaurants and high-priced apartments - NoMad wasn’t always the coveted neighborhood that it is today. It’s gone through many transformations over the years. Including a red light district known as the Tenderloin in the 1880’s. It was a popular shopping destination and a place where high society held court in the mid 19th century. It was part of New York City’s Silicon Alley in the 1990’s.

As of lately, world class chefs and restaurants have moved into NoMad. It’s tied with Midtown Manhattan for having the most Michelin stars (six stars to date). Besides NoMad’s architecture, nightlife, and restaurants, we can’t forget the added perk of being close to other great neighborhoods and cultural institutions. NoMad’s central location makes it easier to get just about anywhere in the city. You can walk to Chelsea, West Village, Union Square or Grand Central Station in no time at all. The N, R, 1, 6, B, Q, F, and M are very close or just a few blocks away. Penn Station is also within walking distance.
