Property Description for 240 East 32nd Street, 3-E

Sponsor Unit in an elevator building: spacious apartment on a quiet, tree-lined Kips Bay block, offering 744 square feet with an unusually versatile layout.

Currently configured as a true two-bedroom with a large living room, generous bedroom, and second bedroom, with both bedrooms benefiting from excellent natural light. Please note that the photos show the apartment staged as a one-bedroom, but the unit is a two-bedroom. Two sets of wide triple windows provide a bright, open feel.

The home is in very good condition, with hardwood floors throughout and exceptional storage, including four full closets plus additional storage in the foyer, kitchen, and bathroom area. The separate kitchen features updated appliances, while still offering an opportunity for a future owner to update to their taste. The bathroom is well maintained and charming, with classic tile and a full bathtub.

The apartment offers the rare combination of being immediately comfortable while still providing meaningful opportunities to customize and add value over time.

This is a sponsor sale with no board approval required. An excellent month-to-month, free-market tenant currently occupies the unit, or a buyer may immediately occupy the unit.

240 East 32nd Street is a well-maintained, pet-friendly elevator co-op with laundry in the building, a superintendent, and a ButterflyMX video intercom system. The building is in good financial standing, with no current assessment. Financing up to 80% is permitted. Monthly maintenance is $2,447.03, and approximately 55% is tax-deductible for an owner-occupant.

The location combines a quiet residential setting with exceptional convenience. Trader Joes is just steps away on the same block, Target is nearby, and the 6 train at 33rd Street is about five minutes away. NYU Langone and Bellevue are both close by, along with the restaurants, bars, and neighborhood conveniences of Third Avenue. The East 34th Street Ferry is also within easy reach.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
