Property Description for 236 West 112th Street, 1

Just two short blocks from Central Park, Residence 1 at 236 West 112th Street offers the space and privacy of townhouse living with the convenience of condominium ownership.

Ideally situated at the crossroads of South Harlem, the Upper West Side, and Morningside Heights, this beautifully renovated brownstone residence puts the best of all three neighborhoods within easy reach. With both Central Park and Morningside Park nearby, along with an abundance of restaurants, cafés, shopping, and transportation options, the location is one of the home's greatest assets.

Spanning approximately 1,800 square feet (approximately +2,400 sqft with finished basement), this three-bedroom residence features three full bathrooms, two powder rooms, generous proportions, and contemporary finishes throughout. The parlor level is particularly impressive, with soaring ceilings exceeding 11 feet that create a wonderful sense of openness and grandeur.

Designed for both entertaining and everyday living, the parlor level features spacious living and dining areas and a beautifully appointed chef's kitchen. The open layout allows the living spaces to flow naturally, while a third bedroom at the rear of this level provides additional flexibility.

One level below, the garden floor is home to two bedrooms, including an exceptionally spacious primary suite. The primary bedroom is a standout feature, offering an impressive amount of space rarely found in a conventional Manhattan apartment, along with access to the home's private garden. A second bedroom and beautifully finished bathrooms complete this level.

The fully finished lower level provides substantial additional space and is large enough to accommodate several uses at once, whether a media room, recreation and game room, fitness area, or a combination of all three. A convenient half bathroom completes this level.

With its generous proportions, impressive ceiling heights, private outdoor space, and expansive finished lower level, Residence 1 offers a compelling alternative to traditional apartment living, all in a location that brings together the best of South Harlem, the Upper West Side, and Morningside Heights.

All square footage is an approximation.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
