Property Description for 20 West Street, 28A

INVESTOR OPPORTUNITY — TENANT IN PLACE THROUGH MID-MAY 2027. STATUE OF LIBERTY AND HUDSON RIVER VIEWS IN A FULL-SERVICE FIDI CONDOMINIUM.

Unit 28A at The Downtown Club is currently tenant-occupied through mid-May 2027, making it a turnkey investment with income in place from the day you close. Buyers planning to occupy should note the unit becomes available at the end of the lease.

This 756-square-foot studio plus home office lives like a true one-bedroom. Two oversized picture windows face west over the Hudson River, with the Statue of Liberty in view and strong afternoon light throughout.

The separate, full-sized kitchen — refrigerator, dishwasher, microwave, and stove — opens to a generous living area with room for a proper dining table. The home office comfortably fits a queen bed, closets run throughout the unit, and a dedicated foyer adds usable square footage beyond the main rooms. The bathroom features marble tile, a soaking tub, and updated fixtures.

The Downtown Club, 20 West Street, is a landmarked full-service condominium with a 24-hour doorman and concierge. The gym is among the largest in the Financial District, with state-of-the-art equipment, a spinning studio, massage room, and steam rooms. Residents also have a media room, a landscaped garden terrace, and a rooftop with panoramic views of New York Harbor.

Nearby transportation includes the 1, 4/5, and R/W lines and the Fulton Street hub. The neighborhood also offers Whole Foods, World Trade Center, Brookfield Place, the New York Stock Exchange, and Battery Park.

Showings by appointment with advance notice to the tenant.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
