Property Description for 440 Atlantic Ave, PH-1

Move-In Jan 1 2027
440 Atlantic Avenue PH1 Retreat with Private Terrace in the Heart of Boerum Hill

Set high above one of Brooklyn's most connected neighborhoods, this exceptional three-bedroom, two-bathroom penthouse pairs loft-inspired architecture with thoughtful modern upgrades and an extraordinary private terrace. A private elevator opens directly into the sun-filled residence, where soaring ceilings, floor-to-ceiling windows, and subtle industrial details create a striking sense of volume and light.
Designed by respected Brooklyn developer Barrett Design and Development, 440 Atlantic Avenue offers a contemporary interpretation of the classic Brooklyn loft. An elegantly display of beautiful and raw materials: cast in place concrete over painted steel deck allows for extra high ceilings and superior soundproofing.
At the center of the home is an expansive great room that seamlessly connects living, dining, and kitchen spaces. The open chef's kitchen is appointed with high-end stainless-steel appliances, sleek stone countertops, and an oversized Carrera marble island-equally suited to casual mornings, everyday work, or entertaining guests. A generous amount of cabinet space, counters and drawers will suit all your kitchen's hide-away needs.
Just beyond the main living space, the private terrace serves as a true extension of the home. With irrigation, electricity, and ample room for dining, lounging, and planting, this rare outdoor space offers an urban retreat with open Brooklyn views.
All three bedrooms are generously proportioned and enjoy abundant natural light. The serene primary suite features two large custom closets and a beautifully renovated five-fixture ensuite bathroom with radiant heated floors, contemporary finishes, and a deep soaking tub. The 2nd bedroom offers an alcove for dressing table or desk and a large closet. The 3rd bedroom offers a large closet.
Both bathrooms have been thoughtfully updated with a clean, timeless aesthetic.
The home enjoys four exposures and open views in multiple directions, an uncommon combination in Brooklyn. Additional upgrades include new air-conditioning systems, an in-unit washer/dryer, California Closets and solid oak flooring.
Ideally positioned in the heart of Boerum Hill, the residence is moments from restaurants as Lonnies, Rucola and Confident, cafés and grocers as Daily Provisions, Trader Joes and Sahadi's , shops as M. Patmos, Consignment Brooklyn, Mud Australia, Jao Social Club and Toast.
Easy access to Downtown Brooklyn, Cobble Hill, Carroll Gardens, Brooklyn Heights, Park Slope, and Fort Greene. An array of subway lines nearby provides convenient connections throughout Brooklyn and into Manhattan.
A rare penthouse offering, this residence brings together authentic loft character, refined modern updates, abundant natural light, and coveted private outdoor space in one of Brooklyn's most vibrant neighborhoods.
Pets on a case-by-case basis.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
