Property Description for 1485 Fifth Ave, 16-A

GOD IS IN THE DETAILS.
MINIMALIST MASTERPIECE
AND 23% RENT REDUCTION!

OPPORTUNITY:
In 33 years of career, I have never seen such luxury offered for rent. This palatial home was created for the most expecting family, with endless means. It is the fruit of a two-years meticulous and loving gut renovation. Never lived in, it is today receiving its final touches for your christening enjoyment.
If indeed the supreme lives in the details, it is suggested in every room of this sprawling 5BR/LR/DR residence.
The entire 2544 sq ft of endless luxury hang above the Marcus Garvey Park and offers Northern and Western exposures, unveiling some of Central Park and impressive city views.

THE LAYOUT & FEATURES:
Enter the majestic 25ft Gallery. Across from you, the open Library unveils the views above the Mount Morris Park, cleverly convertible to a guest room through the hidden Murphy bed and sliding wall.
Take a left to the gigantic Living and Dining rooms and open Kitchen for more impressive corner views North and West all the way to Central Park.
Or take a right to a row of three more bedrooms for a total of five. The Crestron home automation system controls the lighting/ music/ HVAC/ drapes from your smartphone or the screen on the wall. The Master enjoys a full-size dressing room, finely fitted with a central dresser.
The stunning island Kitchen is one-of-a-kind, convivial, and will inspire magic!
All Miele appliances: wine cellar, extra-wide and separate refrigerator and freezer units, commercial stove.
The Island, Countertops and pantries are oversized and fit to store all the food and dishes a large family may dream of: 8’ quartzite Island, sprawling quartzite island, countertops and backsplash;
2ft wide sink, glass-paneled cabinetry.
The vast and lavish master bathroom features his and her vanities, rain shower, oversized tub.
The three secondary bathrooms are exceptionally beautiful. All bathrooms are equipped with Fantini Italian Balducci faucets.

VIEWS & LIFESTYLE:
Most charismatic views of the Mount Morris Historic District and Marcus Garvey Park, open City views and some views of Central Park.
The building was built just before Harlem zoning limited new developments to 8 to 12 floors. Hence the views over the entire Harlem, River to River, all the way to Central Park and the UWS are quite the privilege of Fifth On The Park.

BUILDING AND AMENITIES:
1485 Fifth is a soaring 28 story shimmering glass condo tower with panoramic views. On the 6th floor, residents enjoy a 55' indoor heated pool with an adjacent sundeck. The 13th floor is home to the communal residents' lounge with catering kitchen, flat screen TV and blue ray DVD player, free wi-fi and landscaped outdoor space with spice gardens and gas grills. Children's playroom and state-of-the-art fitness center seal the ultimate lifestyle.
The pampered owners of FOTP enjoy all the fantasies of his builder who originally conceived the building around his penthouse: heated swimming pool, state of the art exercise room, party/TV lounge off a huge terrace for the tenants’ use (dining and lounge), spice garden, 24hr bike and car garage.
This meticulously and lovingly managed address is home to proud owners who would never think of leaving the building.
- Live-in Superintendent
- FT D/M
- Cold storage and bicycle storage.

LOBBY ATTENDANTS:
The most graceful and helpful staff you may dream of.
24 hour attended lobby with both doorman and concierge.
Live-in building manager.

GARAGE:
On-site valet parking

NEIGHBORHOOD/LOCATION:
By far the most luxurious condominium in Harlem, Fifth on the Park sits at Fifth Avenue and 119th Street, along the Marcus Garvey Park. These very blocks offer the most cultural and up-and-coming vibe in Manhattan today. At the heart of the Mount Morris Historic District in Central Harlem, American and French art galleries, along with European cafes and wine clubs constellate this area with irresistible appeal. Walk to Belle Harlem, and have a pure experience of cultural and culinary pleasures. They are booked up? The Red Rooster should take you... Morning coffee and croissant? Don't miss Caffe Latte, my very favorite viennoiseries, one stunning block away...

NUMBERS:
Why buy, when you can rent a $5M home for $11,500 per month?

Mt. Morris Park | Manhattan

Quick Profile

Central Harlem is an enclave filled with cultural landmarks, gilded age brownstones and a vibe you don’t find in many neighborhoods these days. Mount Morris Park Historic District, located in west central Harlem, is a vibrant neighborhood with tree-lined streets and gorgeous brownstones. The large 16-block section is the byproduct of Harlem’s first building boom and should not be confused with Mount Morris Park, which is a 20-acre park that was renamed Marcus Garvey Memorial Park in 1977. What can we say? Sometimes gentrification complicates things.

The boundaries of Mount Morris Park Historic District are West 118th and West 124th Streets, Fifth Avenue, and Adam Clayton Powell Jr. Boulevard. The neighborhood was designated a historic district by the New York City Landmarks Preservation Commission in 1971. Architectural buffs will be enamoured by the neighborhood's handsome architecture that includes late 19th- and early 20th century row houses designed in the Romanesque Revival, neo-Grec and Queen Anne style.
