Property Description for 301 East 45th Street, 9-A

Great location with an affordable price and flexible layout? Look no further. This one bedroom condo is move-in ready, priced accordingly and offers incredible value to a savvy buyer. A wall can be easily (and inexpensively) added to the apartment and magically transform into a 2 bedroom layout. In addition to the flexible layout, condo ownership offers flexibility as well. Finance 90% of the purchase price, own it in the name of a trust or a corporation, use it as a pied a terre, have your children live in it, and sell it with minimal red tape. There is an ongoing assessment for $204.27/month. The Delegate offers a full time doorman and a recently renovated lobby. There is a bike room, laundry room, roof deck and common storage. In unit washers and dryers are permitted, and pets and diplomats are welcome. The Midtown location is ideal, close to the UN and Grand Central. Convenience shopping is at the corner, and so are some of the best restaurants in town. Everyone wants "a deal". This is one you won't want to miss. Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
