Property Description for 18 Sylvan Terrace

Deal just fell through at $1,650,000.
Gut Renovated entire 20ft Townhouse at an unmatchable price in NY! Configured for 2 families, this is a magnificent, gut-renovated gem oozing w/ charm, on the famed historic landmark Sylvan Terr., across from the Jumel Mansion Museum & surrounding Parks, where Pres. Washington resided in the 1700’s. The meticulously restored 3-block square, of which this home occupies the center, is a most remarkable legacy of American history & architecture. Sylvan Terr. was named after the Latin word Silva, forest, as it was the wooded alley leading to Pres. Washington’s house. The original cobblestones & lanterns still resonate of carriages & grandeur. This is the perfect investment or home for families looking for the quiet old-world charm of a Mews. The ground fl. 1BR opens from a separate entry yet could easily be recombined to the original flow of this once 1-family-townhouse. Draw your potential tenants from the nearby Columbia Presbyterian Hospital, and the exponentially growing number of Harlem aficionados.

LAYOUT
This is presently a 2-family townhouse. It will take less than 2 hours to reconfigure the layout as a 1-family townhouse as the pre-existing stairwell is still in place & simply walled-in.
The Upper Duplex is composed of 3BR, 2Bth, LR, DR, Kitchen & Laundry. Access to the Garden is from the DR. One of the baths is equipped w/ the latest Mr. Steam Spa features of chromatherapy, aromatherapy, steam, integrated stereo sound & a bench for your complete relaxation.
The Garden is your quiet sanctuary. It is fully landscaped w/ a koi-fish water fountain, mature trees, plants & planters.
The Ground Fl. Apt w/ separate entry is a full 1BR & bath, exposed Brick, great light & full-size windows. It can be incorporated to the upper-duplex to add a 4th BR & en-suite bath & a Family Rm, home theatre or 5th Bedroom. Both apts feature independent entries, separate security systems with the latest ADT equipment including internet video control & remote security. Additionally, although 1 of the safest enclaves in N.Y., this street happens to be secured by city cameras.
ARCHITECTURE
Sylvan Terr. Townhouses were built as an addition to the Jumel Mansion under Victorian design principles. This historic restoration by MM Design preserves the essential features of this landmarked address, while integrating the musts of modern lifestyle, sober color theme & detailing.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
