Property Description for 112 West 118th Street

Welcome to the residence at 112 West 118th Street. This fully renovated 3300 square foot single family four story brownstone is a rare Harlem beauty. The owner spared no expense in this unique blend of classic and contemporary styles to maximize comfort for anyone looking to enjoy an old New York feel with a modern infusion of architecture and design.

This Briggs + Knowles designed home features many details one can truly appreciate. From the light soaked unobstructed parlor floor, to the architecturally designed angular stair, to the glass rear facade, to the natural light well, and even the rooftop oculus are all visually appealing and esthetically comforting. The house breathes relaxation.

The home is currently configured as a four-bedroom residence that includes a home office and semi-finished basement. The basement level features mechanicals (in the front) and a recreation space in the rear of the building. One has direct access to the cellar level from the garden floor and the recreation space is voluminous with many different possibilities. Once can create a playroom, a second den, a screening room, or even an art studio.

The garden level has a separate entrance that opens into the dining room. From there the floor transitions into the kitchen area. The rear section of the garden level is a beautiful sitting area that is sun soaked with southern exposure and a full glass facade. From this point you also have direct access the enormous 800 square foot backyard. The kitchen design is high end classic modern with such finishes as custom panelized bamboo cabinets, Subzero refrigerator, 36” six burner vented Wolf range top, honed jet mist granite countertop, Wolf duel fuel oven, wine refrigerator, farm sink, additional utility sink, custom bamboo floors, recessed lighting, and full surround sound (all levels). The space is designed with practical comfort that allows guests and family to interact comfortably with unobstructed flow. This level also includes a hidden panel powder room with Ann Sachs penny tile and a Creama Marfil vanity top.

The parlor level (enter from the stoop) is a full floor living space with a large open formal den. As you walk to the rear of this floor the space gently transitions into a private living area with two large sliding doors (for privacy) and high ceilings. The living area features a wood burning limestone fireplace and southern exposed light with a large glass opening that opens to a Juliet balcony that overlooks the garden.

The second floor features a generous master bedroom suite. The master bath blends modern design with matted sandstone bath counters, double sink, separate shower enclosure, full sized Ultra Bain tub fitted with chromatherapy lights and air jets, separate toilet and shower cabinets, and a breakfast bar with a mini-frig and sink. The master bedroom also features a large walk in closet, wood burning limestone fireplace, and a full sized Washer Dryer. The floor also has a small artist studio that could convert to another bedroom or expand the master closet.

The third floor features two bedrooms, a generous Carrera tiled full bathroom, and a home office that could be used for several different purposes. Both bedrooms feature generous space and custom closets. The space is also home to the grand oculus that is a generous skylight opening that allows the common stair and hallway to be flooded with light all day. The space is an excellent design feature that many will talk about for years to come.

The entire building is heated with a radiant floor system and has central air conditioning. The building also has additional air rights and total FAR of 5556 square feet (Propertyshark) that would allow any potential buyer to expand the project and any time.

We welcome showings by appointment only. **PLEASE NOTE: Tenant in place until August 2018.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.

Majestic Views Across Central Park – 115 Central Park West, PH-31/33D

In this new age of skyward glass towers, we sometimes forget about the older, more noble buildings that dot our urban landscape.  The 1930s was a defining decade for the future of the modern-day skyscraper and many of these buildings, both residential and commercial, remain iconic to this day.  The Majestic, whose art deco-styled tower...
