Property Description for 209 East 56th Street, 6-E

This is a well-loved and owner kept, 800 square foot 1 Bedroom at The Sterling, a full service condo building at 209 East 56th Street in Sutton Place. This spacious layout is now available for a lease start from July 15th to August 1st.

First viewing will be on June 29th given current occupancy and newborn baby.

The current owner has spent the last several years residing in this space, and has recently married and welcomed a new child. They are now relocating locally, and ready to find a suitable tenant looking to make it their own.

There is an incredible amount of functionality to be found in this floorpan, with a 22 x 13 foot combined living and dining area which easily accommodates all traditional full-size furnishings, and more. The ample 11x17 bedroom is well suited for a king size bed, nightstands, a desk area, and a full size dresser. A moderate walk-in-closet helps keep wardrobes organized.

The kitchen has been recently renovated, and is meticulously kept, outfitted with a dishwasher, built-in microwave and plenty of cabinetry. Heat and air conditioning units are in place, and integrated throughout.
Additional full-size closets can be found in the hall near the bedroom, and in the foyer near the entrance as well.

The Sterling is an elevator building with a live-in super, laundry room, and communal roof deck. The building is easily accessible to the 4, 5, 6, E, M, N, R, Q, & F trains. Rockefeller Center, Central Park, MoMA, Bloomingdales, Home Depot, & Whole Foods are all nearby.

Easy board application. Unfortunately, no pets.

**Note: the owner will be painting the space gallery white upon vacancy at the end of June. This will dramatically transform the space, and present a blank canvas for its new occupant.

**$3,020 Advertised rent is net-effective on a 12 month lease with 1 month free. Gross and monthly rent is $3,295.

To schedule a viewing, please contact Tito Pedraza via message on listing site or email. For detailed questions, feel free to call as well.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
