The Parkview Condominium is a 12 unit condominium complex located at 7, 9, and 11 West 131st Street. Each building contains four units in a modern townhouse(like) design and feel. This listing is for unit #1 at 7 West 131st Street. This dynamic triplex is 1579 square feet of residential space with 164 square feet of private outdoor. The building is a new construction building (2005) that features a very large common backyard, enormous private storage space in the basement, and a 25 year tax abatement.

The location is A Central Harlem. Strategically located between 5th and Lenox Avenues, the space is close to shops, restaurants, and pubic transit. Whole Foods opening at 125/Lenox is 5 blocks away. A Bustling commercial corridor includes Red Rooster, Corner Social, Sushi, a new wine store on the corner, and Lenox Coffee one block away.

Access is very easy. You can easily walk to the express 2/3 train at 125th or 135th Street, the 4/5/6 at 125th Street, the Metro-North station at 125th, and all points on and off Manhattan. The building is in close proximity to all the airports, the George Washington and Triborough bridges, and is beautifully placed on a very quiet and residential block in Northern Manhattan.

The unit features a large living room with southern exposed windows and generous ceiling height. The space then gently transitions into a modern stainless stainless-steel kitchen with breakfast bar access. This level also contains a washer-dryer, a full bath, and a large bedroom with generous ceiling height and cedar lined closet space. The rear bedroom also features a Juliet balcony that overlooks the enormous common garden space.

From the living room level you can then take the formal staircase to the upper floor, which features a large master bedroom with high ceilings, northern light, a balcony and a private full bath. The large bath contains double sinks and modern bath fixtures with a jacuzzi tub. In addition to the upper level, there is a lower level reached by a modern spiral staircase where you can enjoy the large recreation space that has direct access to the private garden. This level also includes a half bath.

Additional features include central heat, air conditioning, private storage, cable/phone ready, active security system, 421A tax abatement, and very low common charges. Great value for three bedroom space in one of the hottest neighborhoods in Manhattan.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
