Property Description for 106 Edgecombe Ave, TH-1

Welcome to the Condominiums at 106 Edgecombe Avenue. 106 is a carefully crafted two (2) unit condominium designed and developed by Bison Development Group's Northern Manhattan team. The building is a community-minded space that combines new and old, modern and historic, as well as design and functionality. The building’s beautiful exterior is a yellow brick facade built in the historic tradition of Strivers Row – a landmark look and feel. The interior has been carefully remodeled to showcase a modern home. A roof extension has been added to convert the building into two triplex condominium units. Unit #1 is a 2,296 square foot 3 bedroom, 4 bath with an additional recreation room and 254 square feet of outdoor garden space. Unit #2 is a 2,403 square foot 4 bedroom, 4 bath home with 549 square feet of outdoor space. The outdoor includes a private roof deck, an outdoor balcony, and a private master bedroom terrace. This listing is for Unit #1.

Apartment #1 enters from the parlor, with a secondary entrance at the garden level. The parlor space includes a bedroom with a beautiful tree lined view, a calacatta carrera marble slab powder room, a custom modern kitchen, a sea green quartzite countertop and waterfall, open living room, exposed brick walls, and both indoor and outdoor dining spaces. The garden level features a large guest bedroom with en suite marble slab floor and modern subway tile. The master bedroom also has abundant custom closets and a statuary marble master bathroom with a double vanity, calacatta marble vanity top, and bath and shower enclosures. The master bedroom also features a large private office with a desk for two that includes open shelves and generous drawer space. The cellar level enjoys a large recreation area that is ideal for any use. One has access to the back yard via the recreation room or the private office. This room also has a private wet bar, laundry room, closet space, and a full bath.

The build is a superior product. The units feature 4" riff and quartered white oak floors with custom stain, marble slabs, custom kitchens, Bosch appliance package with downdraft venting system, Marvin custom windows, painted exposed brick, radiant heat in the bathrooms, Mitsubishi City Multi central cooling and heating, and a full Frigidaire laundry room with family sized washer/dryer. Both the downdraft kitchen and dryer have external vents. The laundry room also includes a stainless steel utility sink. Additional customization includes porcelain tiled bathrooms, solid core doors that insulate both sound and heat, SONOS ready ceiling speakers, recreation room with utility wet bar, trimless high hat lighting system, custom master bath vanity, master bathtub and shower enclosures, Toto wall hung toilets, high ceilings, and private outdoor garden with electric and water access. The building has been highly designed and customized. "Intelligent space" is the perfect way to describe all the benefits one can enjoy from living in this home. It is truly one of a kind.

The building sits on a beautiful section of Hamilton Heights that is one (1) block from St Nicholas Park, three (3) blocks from the subway (B/C and one stop to express at 125th), and the steps from the historic views of City College and Striver’s Row. Named after the founding father Alexander Hamilton, the neighborhood enjoys such notable sights as the City College of New York, Dance Theater of Harlem, The Harlem School of the Arts, Riverbank State Park, and a rich history of past residents that include Count Basie, Duke Ellington, George Gershwin, Norman Rockwell, Oscar Hammerstein, and many more.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
