Property Description for 301 East 45th Street, 18-B

Welcome to apartment 18B at the Delegate Condominium! This high floor oasis boasts walls of windows and is ideally situated at the Southeast corner of one of highest floors in the building. This very special gem of a home features unobstructed views of the East River, the Chrysler Building, Queens, and Manhattan Cityscape, making this line the most coveted in the condominium. The apartment features a highly desirable floor plan, which lends itself easily to a true two bedroom conversion. Further, the apartment boasts an open chef's kitchen, beautiful hardwood floors throughout, a contemporary bathroom, a spacious Master Bedroom, and a walk-in closet amongst plenty of copious closet space throughout. The windows and air conditioning units are also new, adding to the already pristine condition of this move-in-ready apartment. The Delegate is a full service luxury condominium offering a 24-hour Doorman, generous lobby, roof deck with river and city views, card operated laundry room, bike room, and storage in the basement. Located moments from The United Nations, Grand Central Station, and the 4/5/6/7/S subway lines. Investors and pets welcome! Unlimited subletting is permitted on day one! Do not let this opportunity slip away!* The apartment is currently arranged as a large one bedroom apartment. Please see our additional two floor plan illustrations and virtually staged images regarding how the unit can be converted to a two bedroom home (or a one bedroom plus den/office/nursery).** A conversion from 1 to 2 bedrooms generally requires condominium Board and NYC DOB approvals. The Seller makes no representations or warranties whatsoever as to whether any proposed conversion will be approved.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
