Property Description for 235 East 49th Street, 7-B

Hallelujah! A fully renovated large one bedroom apartment in a pre-war established coop in Turtle Bay! South facing windows give this honey amazing light and city views over the tops of lovely old trees and the brownstones across the street (where Katherine Hepburn used to live), and it has a loft like feeling. 700 square feet and a great floor plan make for an easy traffic flow, whether entertaining or just enjoying living in it. The kitchen is open with a large window and breakfast bar, marble counter tops, stainless steel appliances. The bathroom also has a large window and has been renovated. The owner has cleverly installed a queen size Murphy Bed in the closet in the living room, so overnight guests are easy! The bedroom is generous and currently has a queen size bed. Ceilings are 8'2'. Floors are hardwood. The building, formerly the New York Theological Seminary, was built in 1926. The building is very well maintained with a central laundry and a sensational roof garden, really you won't believe it -in the middle of Manhattan! A live in superintendent and part time doorman. Two doors down is historic Amster Yard, one of the most beautiful hidden courtyards in Manhattan. When you need a good steak you can saunter up to Smith & Wollensky on the corner. The M50 bus stops on the corner and the SBS M15 Second Avenue bus stops on the other corner. The building allows pied-a-terres, co-purchasing, and guarantors on a case-by-case basis. Sorry, no pets. Doesn't get better than this.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
